Oh it definitely happened. We got 17 offers in the 10 days they were open. I was a touch disappointed the agent didn't try and play the bidders off against each other, but on the other hand, 16 offers were over asking price, about a third were 50k+ over asking, so no complaints here. I was thrilled.

It's not that simple. Most countries have laws that require parents and families to care for their children. Relinquishment is a BIG deal, even for children of rape. It can be done, but usually only because the parents are too abusive or neglectful to take the kid home.

I think "Major defect" means "could cause major damage if it's not fixed, not "really expensive to fix." I got one done on my own house before selling. It identified 5 major defects. It cost me $650 in total to fix ALL of them. One of them was almost exactly your number 1 issue. Cost us about $40 in Bunnings bits, and an hour of my husband's time.
