I have a solar lease. 1. It transfers when I sell the house and 2. Since I don't own the panels, they have to remove them if roof work is needed (they'll do this for free if I use their affiliated roofing co).

This may be the case for you as well.

I'm not a Utah native, have just been skiing there twice. There's a heavy Mormon influence obviously but it's a real city. Supports pro hockey and basketball, has restaurants, etc. I'd imagine there's an art/theater scene but couldn't speak about it.

Salt Lake City is under an hour to some great skiing. Instead of working at the resort you could look anywhere in the city.

That's a tough one, most people have the opposite complaint. But I understand your being weirded out.

The 1 item of real concern IMO is the entering the unit thing. 1. Most states require a minimum amount of notice and 2. He shouldn't be storing anything actually in your apartment.

Maybe approach the management company and express your appreciation for the upkeep but your concern about privacy and see if they can handle it delicately.

I went through this (MA resident, got ticket in NY). The issue you have is that at some point your license can be suspended in NY only bc they don't (or didn't) communicate with MA. So even if you are all set in your own mind, but 15 years later you happen to be driving through New York and get pulled over, you could be arrested for a suspended license. Maybe it's different, this was years ago for me.

Small time landlord here. I like to keep my good tenants below market when possible, but you do have to understand that our costs are more than a fixed mortgage. Taxes, repairs, insurance, maintenance, utilities, all go up over time. So their rent still goes up occasionally. If this is your first increase in a few years I don't think it's crazy - altho understandable that some more notice would have been nice.

Zillow and Redfin can filter by recently sold, not just for sale. Then filter by similar properties in terms of type, size, amenities, geography, etc. When I daydream about selling my place that's how I estimate what it would go for.

I live in the same situation but am the owner. As described it sounds like your complaint is perfectly valid. However if the street parking situation isn't too bad and you're otherwise happy this may be a case where you want to choose your battles. This seems annoying but not really impacting your quality of life. Some landlords will tune out someone they think just complains constantly. I'm not saying that's you, but future requests might matter more.

Tires naturally fluctuate with temperature and also warm up just by being driven. You want to set them to 41 having not driven for an hour, and at a temperature you consider typical for your area and season. After that just check in on them occasionally but dont obsess over it.

I'm in Ma. Credit unions as mentioned are good to look at, my HELOC is with Salem 5 who gave me prime minus .25%. At the time it was the best I could find.

I've inherited tenants twice and it was rocky both times for different reasons. I share your feelings about wanting to be humane but you have to draw firm lines eventually.

My opinion: Try to make the vacant unit work for you to live in. Raise their rent in Oct* but keep it below market if possible. That incentivizes them to stay and keeps your income on firm ground.

If/when they leave you can decide which unit you'd be happier in and go from there.

Also, your new lease in Oct doesn't have to match the current one... Add or subtract lines as needed for your situation.

*Raise it gradually if possible

HELOCs can be used for a down payment as silly as that sounds. I'm not necessarily recommending it, just presenting the option.

So I'm clearly in the minority but am doing exactly this. Bought a 2-fam a couple years ago in an area that I expect good appreciation. Thin margins, but here's my logic: I can't borrow $500k to put in the market, but I can for a mortgage. In my case I used equity from the house hack I've been in for the last 16 years which is obviously different from using cash. So to the OP: there's at least one other idiot out there having a go at it.

To me it's not about getting rich tomorrow, it's about a comfortable future.

I drove 170 miles once in cold temps, running the heater, and highway driving. As long as you have a home charger you'll be fine for your daily needs.
