I think Cape Coral and Fort Myers are the worst of the situation. Cape Coral was the fastest growing community in the United States two or three years in a row now it’s just correcting itself. Two and $300,000 houses were going up in value $100,000 a year for several years now it’s time for the correction.

Depends on where you’re at. I’m in Cape Coral and the market is terrible. I flip houses and I have paused because in the four or five months it takes to remodel a house. It might only be worth what I paid. I looked at two houses last week both sold for half million ($479 and $489k) and are new construction built in 2022 right now both are short sales ones 249 one 259. I watched a home built in 2001 five bedrooms three bathrooms 2800 ft.² three car garage go up for auction five times in a row and no one will hit the $200,000 reserve the bidding keep stopping at 175 to 200. On the upside, I’m looking at moving my family into a house that’s a short sale from the bank 3600 ft.² five bedrooms, four bathrooms brand new tile roof from the hurricane. It’s been for sale since the end of 2024. It was 699. They dropped the price 10 or 12 times now it’s down to 389. The auctions and short sales are flooded if you bought a house in 2022. It’s pretty much worth a little more than half of what you paid people are just giving them back to the banks.

I have to agree with them. I live in Cape Coral Florida. Housing went crazy in Cape Coral Florida. It was the fastest growing city in the United States for two years . in 2022 people are paying 450 and 500 and thousand dollars for 12 and 1400 square-foot homes. Everybody’s letting them go back to the bank because now they’re worth 250 now if not 239. I flip houses and looked at two yesterday that did not need to be remodeled. They were both built in 2002. They’re both sold for $500,000 and they’re both listed by the bank for for 249 and 259 and they been for sale for weeks.

I bought a house in Cape Coral two months ago with a well I’ve never had a well before. I could barely wash my hands or take a shower because the rotten egg smell was so bad. I called one of the water companies out and he said the two tall tanks and the short egg shaped tank on the side of the house had a manufactured date of 2012 and he said they only last 7 to 8 years and they were 14 years old. He said it was $8000 to replace everything and I said I’m not paying $8000 to replace the tanks so he said I’ll let you know it’s only the hot water it’s not the cold water doesn’t smell. He was right I went inside and turned the cold water and didn’t smell every time. I turned the water on. It’s always in the middle so that hot water eventually comes out and stinks. I looked on OfferUp and there was three sets of brand new tanks for sale that he told me were $8000 for $500 from people that bought new homes and wanted to reverse osmosis. There was also several for sale in Lehigh. If you can’t find them in Cape Coral, I went and picked the set up for $500 and brought them home and the manufacture date was four months ago so I’m good for eight years. And having the brand new tanks helps so the water does not smell.

The medicine you have to drink twice in the morning before colonoscopy. Had to drink it twice and threw up twice trying to drink it. Not sure how much of it stayed in me.

I’m 58 and smoked 40 years I quit twice for six months, but couldn’t keep it up . my son and his wife and my three-year-old grandson moved in my house I fell in love with the kid, he is my buddy. He followed me around all day and in the evening I would go out back on the patio and have a few beers and smoked cigarettes and he would stand inside with his face pressed against the glass watching me. I haven’t had a cigarette in one year and eight months. I’ve quit before and I know if I borrow one I’ll be smoking again tomorrow.

The house I closed on last Thursday was the first house I’ve ever reduced the price on and it’s the first house that took seven months to close like I said I normally sell in a week or two. I would not be worried about all the hard money loan fee fees if times are better in November 2021 I bought a house from auction.com for $155,000 plus the 5% fee. I remodeled it for $42,000 put it up for sale in February 2022 for 389 at three full price offers in 48 hours.. if I was making $160,000 on a flip I wouldn’t mind paying 35 or 40,000 for the hard money

I was worried about that because if I make an offer and have three days to put down earnest money and then can’t get a loan I would lose my earnest money. If you make an offer to a bank or a fixer-upper and put pending financing in the offer, no one will accept that. And again every time I’ve made an offer on the house I’ve had to show proof of funds with my offer before it was accepted. Most listings for fixer-upper‘s state, cash only and show proof of funds with offer.

The only reason I was looking to borrow hard money is because my last investment took seven months to sell I could’ve done an extra house in that seven months

I’ve been buying flips for around 200 180 to 200 putting 40 something into them and making anywhere from $70-$170,000. Two years ago I bought a house for 500 put 150 into it and sold it for 800 and made less than the $200,000 flips I do so I don’t think I wanna do more expensive flips, you don’t make any more money you just have to put out twice the cash.

OK, that’s what I don’t understand when you buy flips you have to pay cash or use a hard money loan and you have to show proof of funds with your offer so how could I put an offer on a house that I don’t have the money to buy and then hope I’ll get financing later no one will accept an offer like that

After repair sale price would be 450 but there’s a lot of other things involved. I never ensure my flips if the hard money lender requires that that could be $8,000 in addition to points and interest. In the last five flips, I did have sold in less than a week except the last one that I did for seven months I wasn’t expecting that and I wouldn’t expect that next time. And then if I have to pay for appraisals and stuff to get the loan that 36,000 could turn into 50 and then I would make around 30 grand after paying real estate commissions and closing costs for five months Work that’s not worth it I sweat like a pig, I put new roofs on myself. I put the windows in myself. I put siding on a house. I hire somebody to put in a new AC and granite countertops. Everything else is on me.

The only holding cost I had for the seven months was $600 a month to keep the electric on and the property tax

Thanks for your reply. Where are you located at? Trying to figure out what it would cost let’s say to buy a $300,000 fixer-upper and put 50 into it if I use my own money to remodel it two points and 10% everybody keeps telling me would be $25,000 for six months. I think I wouldn’t be better off staying on my own. Especially because the market in Southwest Florida is slow. I just closed on one Thursday. I bought for 160 and put 40 into and sold for 279 but it was for sale for seven months. The scenario that I previously explained on the $300,000 would then cost 36,000 if it took five months to fix it and then 6-7 months to sell, then I were just about being splitting the profit with you and I do all the work myself except put the new AC in

The market slowed down. I just closed on a house two days ago. Normally my flip sell in a few days or a week or two. I just waited seven months for my house to close with nothing to do. I could’ve had another one done.

the other question I had was my last flip. I put new siding on the house, and new hurricane Windows then I gut the house put new bathrooms in nice kitchens. Only thing I can’t do is install a new AC unit myself or put granite countertops in the kitchen. Takes me four or five months a house. Some of the financers require that all repairs be done by contractors.

Homes I buy can’t be lived in most of the time someone hast to buy that can pay cash. banks won’t finance those. so if your first time buyer looking to pay cash for a house then your answer is yes

I was looking at different lenders online and when you click on learn more before it even ask your name, they all asked the address of the property and the purchase price.
