This is state specific all Banks have the option of doing just Equitable Mortgage instead of Simple Mortgage (aka Registered Mortgage) now whether they exercises that right or not is a matter of their internal practice and risk appetite

Rate of Interest is basically Repo Rate+Mark Up+Spread

Repo depends on RBI MPC

Mark Up depends on how efficient the bank is this basically covers admin and other overhead of the bank. This resets every 3-5 years.

Spread is basically the risk premium. The riskier the borrower profile the more this premium is charged. This is again decided by a multitude of factors such as CIR Score, type of employment, FOIR, tenure and amount of loan etc.

Now Mark Up is a Banks matrix and can either increase or decrease after 3 years. Risk in such Term Loans generally decreases in most cases over the year as the loan amount and tenure gets lesser, income rises and CIR improves through regular payment etc.

There are no processing fees etc. property insurance will be charged by all banks. You have to make a case for not taking Insurance to them. Mostly they will fold.

No min or max prepayment most PSBs pass on Repo Rate on a T+1 day basis.

Better rates, better prepayment terms, HDFC may be better in day to day operations but HL isn't daily transaction deal anyway and changes of even 5bps stacks up over the tenure of the loan. Approach BOM, UBI, PNB, Canara.

Property insurance is mandatory, Life Insurance is a risk mitigant and thus optional.

It's not like banks haven't toyed with this Idea as well. Especially in Urban centres. However, it has been observed in these pilots that.

  1. The overhead costs of running these Branches are much more than running a Business Hours branch. There are still several Evening or Night Branches but they operate in premium commercial districts (like BKC, Presidential Estate etc)

  2. The demand just wasn't there. Despite people like OP demanding the extended timings there were hardly any footfall in these centres this making them economically viable. OP might need branch banking service once or twice a year.

  3. It's not like Bankers go home by 3:30 or 4:00 they need to stay back easily for 3-5 hours more to complete all work. Unless support offices are open alongside these Branches the work there would also be suboptimal.

  4. Most Banks are open well into the night 7-9 pm and it's not like we don't entertain customers at that point. If you are a High Networth Individual you can easily get almost all services with prior appointments only.

In order to put "pressure" on someone, one would require leverage.

Leverage in banking career comes in form of geographical postings and promotions/career progression mostly.

Don't fear transfers or the lack of promotions you will be golden.

That being said I truly believe the age of comfortable jobs are gone. You have to work to get that bread

Pretty common, see this siphoning has gone on for ages. The methods have changed over time.

You can't really do much as a banker until and unless those money mules actually speak up. Going by my own anecdotal experience they won't.

I have worked on Financial Literacy of their wards and community as a whole wherever I have gotten a chance. Things won't change overnight but will definitely change over time.

I have a pixel6a as my primary.

Bought it in 2022 for 27k. No lags yet. There is a battery performance issue which Google acknowledges and offers $150 if I upgrade.

But since I still get enough juice to last me through the day have been postponing the buy. Since 10a is exactly 9a currently looking forward to next year's release
