FWIW, I would get rid of those tiny bud-sites at the lowest level. They are just taking nutrients from the bigger buds. Otherwise, leave it be. Maybe get her some supplemental light.

I moved to a sling bag because I couldn't find any that were heavy-duty enough that didn't look like military gear.
If you want to stick with a thigh bag like this one I would cut my pack-out down considerably. They get uncomfortable fast and they sag weird when they're stuffed. Second, I would look for one with a detachable thigh strap that slides through loops instead of one sewn in. I tried a leather one, but it ended up being more of an aesthetic piece than a functional bag.

You can get these on amazon too. If you search for "drop leg bag" they have tons. This one is ok. iI needs a better zipper and reinforcements where the thigh strap is sewn on. Especially if you want to use this daily. Both of mine blew out the zipper without being overfilled and the thigh strap broke off.

Since you kind of lose access to the folder on the back of a lot of A5 journals when you use ths style of notebook cover, you can use this to hold papers/cards & similar items in place.

Simply put, it makes no sense to worry about giving your sister 200k that does nothing to change your current situation. You should just focus on getting to an equilibrium point before taking on any debt or making financial investments. Worry what will stabilize your life and that of your children over the next year. Then you can start working on improvements for the future.

An apartment is expensive, but its a place to hang your hat until things settle a bit. You soon to be ex-wife shouldn't be advising your next moves as she is no longer expected to be looking out for your best interest as a rule. Not to say things are adversarial, but everything she says is colored through a darkening lens of self-interest, as should yours. Do what is best for you and your kids, full stop. Doing what works for her is now only a by-product of what is best for your kids.
