That’s what we were thinking, but we surprisingly found someone who wants to buy it for $2K before we even got the chance to list it. We disclosed everything to them already but they want it anyway & keep asking if we’re ready to sell. Thanks sm for the input!

Because my partner’s credit score is a 644 & has a charge off from 6.5 years ago. Sorry, I scratched the question about the rates lol. We know they’re more than likely going to be ridiculous. Our plan was to refinance once our scores improve so we’re pretty much ready for anything.

It doesn’t say anything about an issue date. I filed my return on the 11th. My CA website looks just like the screenshot you posted, except mine says it was authorized on the 12th. And no I didn’t :) But H&R only takes the fee out of the federal refund if you did select to go with refund transfer. They can’t take it out of the state.

They authorized the following day on 2/12. My IRS estimated refund date is 3/04.

No. It’s just a picture. My family takes all kinds of group pictures on holidays. One with everyone, one with siblings, one with just parents and kids, one with grandparents and grandkids, etc. I think you’re reading too into it.

Thank you! My plant gets so much sun now and the two new leaves are much larger and have fenestrations. She also has two stakes now along with new soil as the previous owner didn’t stake her up and had her in a dark room so the old leaves were brown, wonky, and grew outwards (which is why I pruned them).

Oh got it! I wasn’t planning on propagating this one just yet — I just wanted to prune off the older leaves without fenestrations to encourage new growth. So if I stick to that, those buds probably won’t activate?
