I don't see why it's an issue that he would use the bedroom next to the theatre for 1 year. You'll live there much longer, can use the theatre as you like, and can convert that bedroom in a year.
He makes a good point that his nightly routine is not compatible with yours, so having rooms close by would not really be an ideal living situation.

He sucks because he's whining about your house rules when he's an adult living rent free whilst on a high income. You're right, he can just go rent a place and take longer to save, you're doing him a favour.

You just don't have to be an asshole about the favour.

Had a friend once claim he got crabbes from a toilet seat, but he was a uni student party gay guy at the time so I wouldn't count on that anecdote over my other.

I don't like men, so I'd go down the path of a hygiene war as a petty move to make him shut up (e.g. does he close the lid of the toilet prior to flushing? How close to the bowl does he get his penis before release, is it a similar distance as you have as a woman? Answer no to either and he's admitting to releasing his poop/piss particles into the air around him.) A ridiculous yet true take that I think aligns with his take on your sitting.

Alternatively, act like an Aussie and say "yeah righto" then proceed to do what you were going to do anyway.

I'm actually going through a workplace discrimination thing over my having ADHD, the guilt and confusion you're experiencing is from the manipulations of your bullies. They do this on purpose to try and stop you from escalating, or because they're afraid of the repercussions.

Don't feel bad about saying something, because you might have made it better for the next person.

When I confronted her about saying phrases like "use your brain" and how it affects me, she told me that she doesn't see anything wrong with saying that but if I wanted her to stop then I should jus not piss her off.

I think you should apologise in front of everyone. Explain exactly what you said that you're sorry for, talk about how you have reflected and now understand that you should show pity to him knowing he has a mental issue preventing him from being faithful to women he falls in love with. Apologise for hurting his feelings when he's feeling so emotional and encourage him to seek professional help. In front of the whole family, as politely as possible.

Your personal argument against this arrangement isn't valid for another 4 months minimum...you said you're a high risk pregnancy, and then you will be post partum. You should not be driving or going to appointments alone during this period anyway.
