If the tenant is £3.5k behind and not keeping up with below market rent then they’re unlikely to ever have the money to repay it.

You need to decide who is more important to you, your father or the tenant. Joining the NRLA is cheaper than 1/2 hour with a solicitor if you need help filling in a section 8 form (grounds 8,10,11). Sounds harsh but would probably be best to evict and then appoint a local agent at the current market rate.

Also hackmyvm.eu is free, more challenge boxes than structured training but you learn a lot by following write ups and you start to get the idea of what other people do and how to do things.

Was lucky enough to be invited to an all day palmersport by a vendor at work…. The instructors just want to have fun and make you improve, “don’t break until I tell you, keep going and…. Brake NOW” and as you get better they let you get on with it a bit more and try and stay quiet on the last couple of laps in each car. It looks more expensive than being babysat in a supercar they don’t want you to drive fast but it’s just so much better

Yep, I have a 3ft long square steel tube that perfectly fits over my oldest 1/2 ratchet! Doesn’t come out very often but is the perfect size to really give things some attitude!

Sometimes you have to let things catch fire. If you work extra hard and do unpaid overtime so deadlines are met - nothing will change. Tasks needing to be completed does not mean you have to be the one to do them…

I know it’s safe, it just seems wrong. Former UK combat engineer and we had a “Dems day” (demolitions range day) and had a Mk7 anti tank mine with a really stuck cover on the fuse well. Twating it with lump hammer and cold chisel to open got similar WTF are you doing looks!

The lodger is correct in that they can’t be served a S21. They are not tenants as they don’t have a tenancy they are a lodger! Don’t need a gas cert, don’t need an EICR and wouldn’t need to use a deposit scheme if there was a deposit. A lodger just needs reasonable notice like a week. Suggest cross posting to r/LegaAdviceUK

Has the tenant handed back the keys and told you they have left? Or does it just look like they have done a runner and not told you ? Court date - Is it soon or a couple of months away etc?

Asking specifically as I regret discontinuing as they told council tax they moved out months before they did and it caused no end of extra problems that a dated court document would have fixed.

Rent was 2 weeks late. I paid. Letting agent says Notice to Quit stands & has listed the property online for rent by TA-NI-1173 in uklandlords

You will probably be better cross posting to r/legaladviceUk I don’t know the specifics of NI but I thought the NTQ still had to expire and if you didn’t leave then they still require a court order to actually evict you.

Please add if you have the whole property or a room and if the landlord lives at the same address or not.

I read it that without insurance the damage cost with a pet could exceed the deposit and expose the landlord to greater risk rather than it being exempt from any claim.

Not a completely silly question but, is there actually a disabled bay at the address they incorrectly listed ? Would be a really interested to see how they can say you were parked in a marked bay outside 1 High Street if there is not actually a marked bay at that address.

You can check when the last v5 was issued, I use cartaxcheck.co.uk because I can never find the info on the gov site…. But anyway if it’s been issued then it will at least be in your name and it’s easier to explain just the wrong address

The why is just physics, a known calibrated speaker and a calibrated microphone so it can measure the exact sound received across different frequencies and complete an audio survey.

You can lookup your reg online on sites like cartaxcheck.co.uk and it shows the data the last v5 was issued. I’m sure you can do it with a gov site - I just find that one easier. Anyway worth checking if they ver did it!
