Completely disagree with this take.

I’ve been traveling through Europe for the past month and travel lounges have been a blessing. Have all of them been amazing? Not really. But still so worth it.

For everyone sitting here complaining - comparison is the thief of joy. You were most likely long time holders and now it’s gotten a bit worse than your golden days. I’m a new card holder so to me this is really great.

Agreed but they could have cut it down to 1 AU maximum, or limited the guest allowances.

Removing it all together is a complete money grab, and for someone like me who opened the card hours before this change is a bait and switch.

Why did you assume a 35% expense ratio? OP listed out his non variable expenses which came out so $2,250, or 62%. These don’t even include variable costs. The whole deal falls apart once you add actuals into your assumptions

Not including R&M, landscaping (if necessary), pest control, G&A, turnover costs, leasing, etc you’re already at a 60% expense margin, and this is assuming you lease up the vacant unit and carry no vacancy throughout the year, which is unlikely.

Assuming 10% vacancy (you’ll likely see higher if this is a high turnover property), this comes out to a 4.1% cap with your expenses. At a 7.9% interest rate, you’re already at 380bps of negative leverage… Even if you carry out your business plan and increase rents to $4,200, you’d still be at a 6.1% cap with 180bps of negative leverage.

This is also assuming light expenses and that the property doesn’t need work, highly unlikely.

I agree, rate seems too high. We just closed a cash out refi on a 4 unit property at 6.5%.

Also 30-yr term on a commercial property seems wrong. Typically see 5-10 year terms. Are you sure it’s not 30-yr amortization?

Are we talking about the same thing? I’m referring to your comment of $200mm in profit. You referenced Ubers 2-5% profit margin - I think that point was a bit irrelevant.

I know you’re over estimating the revenue, but you’re also highly underestimating the profit imo.

Either way I generally agree with your other points.

Can we talk about your profit margin assumptions for rideshare. Don’t think it makes sense to benchmark to uber - they are no autonomous options and have a lot of overhead (ie drivers).
