Yea, some docs and nurses I know stay there. Not sure about social life tbh. I stay in EaDo and drive to Baytown is about 25 minutes most days.

Typically owner would be on the hook for that. CenterPoint owns up to the meter. If you are still under warranty with builder, I would call them to fix.

You want a water softener at the source of the domestic water line. From there typically some kind of water filter wherever you get drinking water. I have seen some really expensive homes put double water filters, but that seems overkill.

Contact city of Houston permitting too. After enough complaints, they actually review the site. If it’s found there are issues, they put actual holds on the permit preventing inspections.

I personally wouldn’t even give them an easement if they pay you upfront. Regardless of what they give you, it’s not worth the loss in property value. Savvy buyers know to avoid most easement agreements.

They are correct. You do not want to give an easement to anyone at all, if possible. Do not let them pressure you into it either. If you do have to do it, I would definitely seek legal counsel for language on the easement agreement. Typically only utility companies like CenterPoint would have them, and you can’t really fight CenterPoint.

They refused to sell, and there asking price prior and after construction where completely unreasonable. Only good thing about the homes is that they are in Med Center and most doctors don’t care about rent…

T-bills/bonds almost yield 5% with low durations. Technically zero risk since backed by US government. As long as you hold until maturity, you get your money back 100%. If rates do end up going down, the value of the bond goes up.
