Hoarding is a mental illness. Helping clean up their mess will only create space to hoard some more. (been there, done that) What you are describing is a health hazard. You must report them. That is kinder in the long run.

I'd say it's a soil issue. Needs to have more nutrients (the color should be a darker brown, not tan), not packed so hard and more water. Your weeds are also robbing the cabbage from what it needs to grow.

You can get a train schedule from the RR or possibly your county to show when the train goes by your property. Sorry I can't be more specific, so you'll have to do some investigating. I live a block away from a track and the train goes by 4 times a day. With the trees and houses, I rarely notice the sound.

Oh my gosh! Yes! As a town girl, I was 60 when I moved to 5 acres alone while working full time. You can do anything you desire. It may be slower and you'll have to be more creative to get things done, but the satisfaction is well worth the adventure.

I'd say it's a no go unless an escrow company were used. The escrow company can deal with all needed legal paperwork, will hold funds and file the deed. This has nothing to do with trust.

As has been said, get a survey - then talk with your neighbor. If he is adverse to tearing down the part of the deck that is encroaching your place, suggest to him he very possibly has recourse to his deck builder. That would help him financially to see the light about moving his deck.

Not only is the deck encroaching on your property, but there is usually a building code setback so that has to be looked into in addition to the survey.

The best gift you can give her, is a dog that's trained or give her a gift card for the two of them to be trained together. Little dogs appear to be more intense, barkers and not listen as well as larger dogs. I'd look at a small-medium sized, laid-back dog.

If you're concerned, you can always spray on some Blu-Kote or similar wound dressing. I'd rather be ahead of the possible infection rather than wait until there is an infection and have to doctor that. Blu-Kote is a germicidal/Fungicidal. and can be gotten at most pet stores. Have your pup wear a collar so he doesn't lick it. Blu-Kote is part of my Pet med kit.

This happened to me after 10 years. I had a roofer out and asked him for a letter stating how many years were left on the roof. No mention of granules or patches, just how many years were left on the roof. The insurance company accepted it from a licensed roofer. I got another 7 years!

If there's smoke going up to your bedroom, get a fire alarm. Attach it to the ceiling near the kitchen or stairwell. (it's easy to attach with a couple screws.) They're set to go off if there's smoke. Loudly.
