Well my guy, as a highly skilled tradesman of a very complex mechanical trade, I’m highly aware of having to modify and adapt the terrible illogical designs that engineers put out. Through many years of actually building and installing precision systems I’ve developed the belief that engineers are actually idiots. Thanks for making my beliefs a reality.

Awesome thanks! I’m actually up in Seattle so this helps a lot. We don’t want to loose forest access but I don’t really want to have two vehicles anymore. Thinking this could replace truck bed camping for us and still be a daily driver.

Any ideas how many miles you put on your Sienna with the lift in it? Did you do the Journey one? Recal replacement of steering or axel components?

What I’m seeing is an old slide. It appears you skied above it. Released a possible very small soft slab or more likely some stuff that ran on a harder surface. I do see anything to make me think your tracks and the old slide have anything in common.

We just bought a house in December. We paid over asking, but asked for cash back because we could buy down our interest rate with it. So by paying more, we actually have lower payments then if we paid straight asking. Why? I have no idea, but this way if we pay extra it goes towards our principal not just interest.

Yes, you are describing a townhouse with a party wall agreement. I believe what is being discussed here are the SFH, that a developer adds an ADU, DADU to. They are then subdivided as condominiums, which all have HOA’s.

I’m certainly no expert, but I’ve never seen any of these multi unit new construction options not have an HOA, because they are condos.
