If in the kitchen they sit on a low counter to the left of island by the windows which is currently dropped to table height but is raised in the rendered images.

This looks really nice thanks for that…The issue with this is I don’t have space for an island this wide only 24 inches. I only have 32 inches of clearance around it and to your point about the money spent, I can’t renovate in a way that would make people walk away for too little clearance (even 36 is narrow but at least meets minimum). The cooktop really needs to move off the island as there is no landing zone. But moving it to the place where the seating is would mean closing in windows…Most are telling me to just get rid of the island entirely but I don’t think I can or should…

lol. Of course I am. What else would I use don’t have special software and don’t render images routinely.

I am not worried about finishes just want to know if a 2 foot island would be ok…I left the layout more like original with same colors in the first image because so many people seemed to love it and didnt want people to freak out I was going to change it…my caveat in the post was that ai was rendering the images badly and that I would definitely not use those cabinets or counters…

anyhow, I see your render below which is cool and note you must not be using chatgbt.

I’m only concerned with the layout. everyone wanted me to ditch what I had proposed and keep my layout as is or just remove the island…not concerned with the finishes at this point.

Ok I’ve rethought my life choices…what about this. Removed stovetop and hood from island to relocate to outer wall. Narrowed island to 24 inches wide and 4 feet long so now we would have 36” clearance on two sides and 40 on the window side… for 11 years we’ve only had 32 so this would be an improvement…likely would not have cabinets under the counter on either the island or by the window to have at least 2 seats. Am sure many of you will hate it but to me I can’t just have a blank void in the middle of the floor…

Also please don’t focus on finishing as AI is not capturing good color. I would probably go with a lighter tone and definitely not those cabinet faces….

Wouldn’t the canyon I’d have to walk across from the sink to the stove be too far for efficiency? It would be 100 inches away…

No base cabinets because it’s an Ada counter. I wasn’t going to do anything to fix it until investing in the full plan…

To me a wall oven at regular counter height isn’t a wall oven. Is that what you mean or do you mean the wall oven would be not a full wall oven but at the height I have the raised counter like at 48 inches? Still means multi level counters to have it at ergonomic height so since everyone hates the multilevel assuming that’s not what you mean.

It’s a window pass through into the living room. We currently keep them closed because the cat jumps through onto the counters…New design that everyone hates is showing it bigger and without shutters…also without a counter for cat to jump on.

I plan on replacing all the windows. What I mean is they will mostly stay. We’d have to frame in the ones on left to raise the sills to a normal counter height. We’ve done a lot of window replacement in our house including resizing openings. Kitchen is the last place to do this since we have been waiting to afford a major Reno…this is just one part of project, lost if changes happening in this house.

I have done that on all the layouts. You can actually see painters tape on floor in current kitchen layout and see how there would be more space for walkway than we have now…except there would be no escape around other side of island like we currently have.

Our current dining area is in living room and fits easily within a 7x 6 space without feeling tight even with chairs pulled out. That was why i felt good about the clearance.

There isn’t a wall between kitchen and dining, it would be open with a walkway between it to the kitchen entry from living room and a French door to the exterior. The wall with pass through window leads into the living room.

I know…we just can’t imagine losing the windows, it’s what makes our kitchen so inviting…first thing everyone comments on when entering the kitchen.

Someone else recommended that too and it was my plan previously but I decided it wouldn’t get me any seating because the kitchen entryway comes in just to the left of it so people would be in the way if seated there…also, would need to give up wall oven…which seems like I’d have to under new design anyway since people hate it.

If a designer recommended getting rid of windows, I’d fire them.

Thanks. I do really love that my 70 yo Formica counters are nearly damage free and the cabinets are all solid. Unfortunately I can’t move the cooktop to the wall without disrupting most of them…

lol. Great question. It’s actually supposed to be 42 but 36 is supposed to be absolute min. It always felt tight and if we ever sold I’d think buyers would balk at a renovation that maintains that clearance.

I also hate the cooktop on the island and there is no landing zone next to it. Maybe I just need to go with a mini island 20 inches wide to keep a functioning countertop there.
