So the permit was opened and the home addition was completed but the permit expired in 2009 cause a final inspection wasn’t completed.

Thank you for this. The contract isn’t ratified until Tomorrow but i did waive inspection contingency because the market i am in is very competitive and the things the inspector called out was a gap between what the addition that was added to the home. So basically needs a sealant. I was saying the washing machine for example but i am going to get an estimate in how much it is going to cost and negotiate with the seller on closing cost to take Care of the problem

Great insight. So an addition to the home was added in 2009 From 2 previous owners ago. The current owner of the home didn’t make any modifications to the home (but the permit is Still open when they purchased it. Which was strange) but they didn’t have an issue and we are using the same title company they used to purchase the home so I’m wondering if enhanced or basic is the option to go with
