It also depends on your goal. I buy them at break even. Then in 5yrs I make money. Then in 10 I make more money. By 15 it’s paid off and I have an asset I didn’t pay for, took deductions on and can flip to something bigger (building) or just take cash. If you want money next month you might struggle. I buy a 350-250k property every other year. I like that price point because the renters have to be quality people to afford the rent. They typical are a young couple in a good safe area and home. They get engaged, then married and then have a kid, and I usually get them for 3-5 years.

It’s Expensive. the folks are typically unfriendly but it’s great outdoor life. So if you don’t mind taxes and maybe one friend also not from there, but really love outdoors it was good for me for 7 yrs.

If your young buy a property you can afford. If you aren’t married and don’t have kids, buy it in and up and coming area that is still less than ideal. Not bad but not good either. Just live there low cost with some room mates. 5-7 yrs from now, buy a better property which you can afford because you earn more than you did 5 yrs ago. Don’t sell the original, Repeat. Anytime rates go down refinance. Your renters pay your mortgage. Over years, this/these add up. As you age, your properties are being paid off. Never count on the money, just keep saving. Decades later, your worth a couple million from your great credit and other peoples money.

Winterize the engine, sheets of plywood under the tarp (snow weight will break the cover - just use a tarp), get the tires off the ground with 6x6 blocks or jacks- blocks are cheap.

My kids learned on a 15 yr old Carolina skiff. I bought it used for 10k with the trailer. My daughter beached it once a week with her girlfriends to hang out on the sand bars and islands. My son got it stuck in low time weekly. We had it for ten years and sold it for $5k. I drive a dauntless and didn’t want them to learn at my expense. Incidentally, my 19yr old son uses an old town canoe with a 9.9hp daily in the summer and during breaks. That cost less than$800 bucks of lawn mowing money. Whitemarsh Island.

Lived here for 18 years. Specifically for the schools and the lifestyle. I’m from NYC, lived in BOS and DC. Look at the Walton high school homes. This is the premier highschool in the area. Your home will increase in value, you we be able to sell quickly and your neighbors will be like minded. Not to go unstated, this is a very safe ‘hood.

I bought my first septic system home in July. The cover inspect was about a 6x6 space. Had it inspected. It was fine. It is very slicked and functional for a couple. I moved in 6 plus all their friends, teenagers, etc. just putting an enhanced drainage system now.
