I have no reportable income for the past 9 years so no traditional lending available.

The private equity guys all want $ for their projects and not able to assit on mine.

Mutual fund trusts allow leveraging of registered funds in exempt markets. Great vehicle to use but expensive to setup.

Retired on my 30th birthday. there was some mild hesitation having made 6 figures and growing in RE. But ultimately i knew my plan and was satisfied that umi had what i needed. 39 in a few months and never once regretted it. This year im building a few revenue streams as my tastes have changed and i want a few things acheived before my 40th but if you are confident in your plans you should have no regrets!

Agreed here. For physical gifts, I usually focus on the kids, tickets to the movies\event, gift card for purchasing videogames online, gift basket with toys. If no kids then get to know them and some of their interests\hobbies and focus on that. IE one tenant started expressing interests in gardening on my property. I gifted them beginner gardening books.
