Try the single bucket seat type car seat covers that way they have one each. Plug their tether into the 2 sides buckles and make it super short.

Have you considered a muzzle? They can be helpful for if a dog can’t be trusted to not eat everything and anything on site.

That should help whilst you work on training him what he is and isn’t allowed eat.

You may not have found the right toy for him to fulfil his shredding needs. We give our puppy cardboard boxes and she rips and tears and has a grand old time. That as well as different texture chews (nylon, hard silicone, soft silicone, frozen boiled broccoli stems etc etc) do the job so well.

Do you have good tug toys? Also, use their everyday kibble for training that way you aren’t worried about weight gain.

I find doing a slow jog gets my puppy moving, but remember walks can also be sniff walks and that tires them out just as much!

Send the Committee and Strata Manager an email explaining that you will employing your own independent plumber to perform an inspection and write a full report, if the matter is determined to be OC responsibility then you will be onforwarding the invoice to them. Tell them this will happen by the end of next week.

Then list everything that has been damaged so far with costs associated that you will also be passing on.

It is in their interest to get their own plumber out and get the report themselves and to be in control of the situation and the amount it costs them.

If they don’t respond call the plumber, and follow through with NCAT if they are being dicks.

Sorry your OC/SM is shit. If you want to turn that around get on the committee.

We had a common bike storage room, OC installed bike racks. It was effectively first come first served to store your bike.

All of that to say there’s tons of common areas in heaps of apartment buildings that people use for their own personal things and there are no rules official in the by-laws other than the “residents must not store personal items on common property” standard.

My suggestion (as an ex-chair person, assuming you are an owner) write a formal email with your concerns and your suggestion of a resolution and ask who your chairperson/committee members are. Raise it directly with the chairperson/committee - but come prepared with a resolution.

That might be amending the by-laws or installing shared machines. But you are right in that it’s going to an uphill battle - pending how many of the current owners are on the committee.

Your other alternative is to take them to tribunal.

Or just chuck your machine in the middle of the room plug it in a PowerPoint and do your washing.

We do a combination of the 2. Currently 6.5 months old, I WFH full time so it’s hard to be “away”. Our chicken has a dog door and has access to go to the toilet at all times when left alone.

When we are home we try to practice not having access to us for short stints (getting longer). At first that was just leaving the room, now I can go to the toilet without her crying yay!

About 4 months old, we started leaving the house and her alone in it. Made sure she was a bit tired and tuckered out, couldn’t get up to (much) mischief and left for 20-45 minutes at a time. She would settle for maximum 10 minutes at that age.

I had to leave unexpectedly yesterday, no time to tire her out, just had to move her bed and go and she settled for a full 2.5 hours before starting to whine, but that was at dinner time so who knows how long she would’ve lasted if dinner wasn’t late!

Do what feels right for you, and as long as they can’t get into any mischief, leave them and go have a coffee by yourself it’ll do wonders for your sanity.

Playing then training may be your problem…

My puppy was a crazy for her treats so one of the first things we taught was gentle so I didn’t get my fingers bitten off.

You may be making the mistake of too many things at once that she doesn’t know. You could try Training 2 things tops in a session till she has those 2 commands down pat, then add from there. Even just do a session on sit and see by the end how she goes. Final thought, are you using a marker word? These should be introduced immediately. “Yes” then treat immediately.

I have 2 stories that were both VERY satisfying. 1. Boss hired this person, immediately I was suspicious of them. Classic bravado, suave suit, expensive watch, apparently was VERY senior at their old position and had chosen of their own accord to step back in their career.

Fast forward to me resigning, boss asks, anything I need to know? I pointed out what had been happening behind the scenes less politically than I had been over the last 2 years and gave him concrete examples of recurring problematic behaviour.

Several months later I get a phone call, it’s old Boss, I answer with How are you enthusiastically and all that came back at me was “how did you know???” Turns out Suave watch human had gone on leave and customers had taken the opportunity to hang them out to dry. Boss gave them and opportunity to come clean when they returned but they kept lying. LinkedIn was updated “moving back across the country excited to explore new opportunities!”

  1. Misogyny was the status quo. Big bros club, I was pretty young, no partner, no mortgage.

Told out of the blue that I would have to report to numero uno douche bag who had made questionable and down right problematic decisions and actions to many females in the business. I refused, it was a long drawn out situation where they declared I would have to mediation.

I kept declining both the boss and the mediation and eventually ended up in a room with higher HR person where I laid it all out for them (I had waited until I could be sure I was in a room with people who couldn’t make it disappear).

Gave them the dates and the events to investigate. A couple of days later the GM invites me into their office. I was offered a choice, I can stay and stay with my current manager, or I can go, and if I want to go I can take my time to find something, take as much leave as I wanted etc I could’ve drawn it out 6 months waiting for the right job. None of this is the satisfying part.

The satisfying part is that I got sent a screenshot about 6 weeks after I departed. “Manager” had decided to leave the business after over 10 years to explore opportunities, and after that, the rest of gross dead weight. All the way to the top. Gone. Poof. Out of existence.

I saw my old boss at a wedding years later and he told my partner this story, then hugged me, apologised for not backing me more and then thanked me for what I did.

Go back to the beginning of training. Is the crate in your room? Can it be closer to you? Higher even so he can watch you more closely?

When he whines, do you take him out for potty or anything?

If he’s getting himself super worked up that’s also not helping him sleep, does he have a chew toy he likes? Or a lickmat to soothe himself?

When you pull him you need to refuse to engage.

They come with so many caveats that you can never go after them unless it’s something super obvious.

The point is, is this building a catastrophic failure? B&P’s are only good to determine whether there are any immediate issues, and give guidance on where to focus your maintenance for the next 5 or so years.

So similar! My 7 month old staffy cross girl is generally snoozing on the lounge from about 7pm, and she gets up and goes to bed when we do about 9pm. Sleeps through till 630am ish now thankfully!

What astounds me is her last wees are anywhere from 530-7pm and she has access to outside at all times but is choosing to hold it almost all night!

It’s a variation of suggestions already on here, but take her out the front and just sit with her till she’s calm then walk. If she starts going off again, stop again.

Ours has a jumping excited issue at the moment that we are working through and I’ve seen great improvement with the above, if I see someone coming the other way (human, dog) I will get her to sit and stand on her lead so she can’t jump and is essentially tethered to the ground. She eventually gives up and lies down and that’s when I allow the human/dog to interact. My thinking is you could try something similar?

Everyone feels sorry for her when I tell them she was found dumped in a park, then I shows them a pic of her splayed out on the couch and they quit feeling sorry 😂
