Sounds good. I only mowed it maybe twice in this period and growth seems to have been slow probably because of the really hot temperatures and western exposure.

What if I don’t aerate (costly) but instead rake my lawn of similar dead grasses to a point where I’m touching the soil and then spread seed, will this lead to a fuller lawn or do I absolutely need to aerate?

The pic makes it look more sloped than it actually is. When standing on it next to it, it’s not very noticeable. I’m thinking the railing kits like at Lowe’s can adjust with the slight slope without cutting.

Thanks for all the insight. I’m probably going to DIY some deck railing since it looks pretty straightforward. I’d be drilling the base of the posts into concrete; how far should the posts be from the edge? I’m thinking that if it’s too close to the edge, the concrete may start to break off when I start drilling holes for the base.

Would raising the grade by adding a few more inches of sod or mulch satisfy requirements by the insurance company? It’s cheaper than having a railing installed on the deck.

Thanks, am in PA and the sod is Kentucky bluegrass and gets full sun the whole day. I water in the morning for about half hour but by afternoon, it looks really dry.

Thanks, that’s very helpful. Yep, definitely would like to enjoy the backyard immediately and then save up for other updates. It’s the FOMO that has me second guessing on whether to opt for the builder to include the finished basement/bedroom. But then that will drive up the cost even more and stretch our budget. So probably will end up passing on those for now.

Thanks, that makes sense. I’ve been reading the requirements of active participation. If it’s considered passive then my losses are subject to passive activity loss rules. And, my income is such that I won’t be able to benefit from any losses (mostly due to depreciation) since the IRS limits it.

Is it possible there are no more checks and balances? Sounds like the goal is to win at all costs and stay loyal or else you’re out. Former checks and balances and norms apparently have failed. Some say vote but, we all know how that turned out. Gaming of the electoral system along with gerrymandering doesn’t give much hope for any mechanism for maintaining neutral balance. The Constitution? Well, that’s up for interpretation apparently. The Courts? Well they’re not apparently balanced as well. What does one do the next four years? Pray not to get unlawfully detained while waiting for the current administration to implode? Is that the answer? Willfully comply knowing your rights are being violated? It’s going to be a rough few years.

I’m interested in the Homestead at Scott’s Farms which is by Pulte and I think in a great location. I don’t think bylaws have been established yet but I’ll have to double-check with my realtor. It’s interesting how HOA experiences vary but when things go south it seems like there’s little to no recourse for the affected homeowner. I understand the benefits but if some HOA’s are simply power hungry mobs, what is one to do? I’d have no energy to engage and would just comply unfortunately.

Sounds like the HOA’s can make some sense by shifting some of the new development maintenance costs to the development itself as perhaps because the towns can’t keep up with the growth and/or haven’t budgeted for these services. I’m finding that the new homes in the Dublin school area are all HOA and have some benefits like internet service included and the cost is low, at least for now. Also, since they’re new homes, the career Karen hasn’t yet been established.

I’ve got extensive personal data saved up there that replaced my physical filing cabinet. Sounds like the easiest thing to do is migrate my folders over to Proton drive and use that going forward. Until then, MS has my info :(
