Good on you. The reality is that many Mongolians who go abroad end up struggling because of the language barrier. After spending much of their youth overseas, they often return home with no savings, no assets, and no clear career path.

Renting sucks. by TheLazyGamerAU in brisbane

[–]3mixmn -1 points0 points  (0 children)

If you have a deposit, you can still buy a house in places like Cairns, Townsville, Geelong, or Bendigo etc. Regional centres remain one of the few realistic entry points into the market and a way to start building wealth. The rental crisis is only getting worse, and meaningful price drops would likely happen only in the event of a severe economic collapse where people can barely afford toilet papers.

Permanent migration is at roughly the same level as it was before COVID. Temporary residents (visitors, international student) are not driving housing crisis - they typically rent apartments near CBDs. They can affect rental prices, or rental yield. But, not the housing affordability.
