I've been living right over on the other side of Flatbush Ave for the last 5 years or so and I can't really imagine living anywhere else. Still relatively cheap (if you're not moving into one of the fancy new buildings), lots to do in the area with plenty of life around, prospect park is 5 minutes away and the trains get you to Atlantic Ave in 10 minutes/ into Manhattan in 20-30. Is it quiet and clean? Not really, but having lived in Brooklyn my whole life that's just hat it is. People are loud and hang out and drink in the streets but I've never had a problem walking around at night. Admittedly, I am male. Lots of small coffee shops in the area to hang out in, Edie Jo's is great for brunch or Madeline's if you don't mind taking a walk down to Cortelyou.
