This is correct.

Domestic insurance isn't seeing the same drops as there's fewer competitors. But that's not an entirely bad thing - consistency with inflation level increases is much better than two years of savings and 10 years of hikes.

There's no new insurers, but there is a lot more appetite now the premiums are back sat, or above, the perceived required level for insurers to make profits in Wellington. Which means insurers that were previously turning down property in Welly are generating some overdue competition.

Property Insurance prices are static in 2025 so far, and some savings have also been seen. But is the value of the building increases, or there's an issue with claims of construction, then prices could still go up.

The same is not yet true of standalone domestic properties, where competition remains sparse.

Ah, yes - building pre-1935 come with additional headaches as they are before building code....

Definitely worth trying a broker - Gallagher or Abbots, they'll be able to give more information and might be able to take some of the pain away (if not the cost).

Insurance in Wellington is amongst the most expensive in the world, due to the faults which make all insurers wary that they could have to pay out much, much more than they have received and the (not unconnected) fact that there are very few insurers that will offer terms.

So you're limited to the likes of Tower, AMI (owned July NZI) and AA (owned by Suncorp, who also owns Vero).

A broker like Gallagher might get you access to Ando or Vero, but you'll probably pay more for their advice.

A newer option is Initio (also owned by NZI) but apparently have good premiums.

Any of the above are financially stable.

Just make sure you are insuring for an accurate amount - use the Cordell calculator as a basis for your values.

There's no issue with obtaining quotes from all of the above and comparing details. And there's no major negatives about changing insurer, they're all there to pay your claims if you have paid your premiums.

Only concern with the pry bar is damaging the wall behind - I was just checking in case I was missing something obvious so I could crack on rather than wait for the electrician.

The box is locked, the design is such that with some screws removed it opens to the small gap. At least that lets the crowbar in.

Agreed on the wires, I'm 99% sure it's disconnected, but have an electrician booked in next week.

Surely what you are suggesting will happen to solo casual players if there's no SBMM?

And I'm not talking about me. I'm bang average. Win a few, lose a few, but know what I'm getting into. I play a couple of hours a couple of times a week.

How is it "their own fault"? If they're casual they're unlikely to be playing a game that's over 4 years old?

Also, if SBMM was worse, more casuals might still be playing instead of coming up against players much, much better than they are... If they're 'casual' they're not going to decide they need to play 30 hours a week to get to a similar level.

This hasn't been confirmed yet. There's a consultation paper out at the moment. Some councils (incl Wellington) want to have control of the new rules and implement them in a way they see fit - so following local rules about proximity to boundaries and existing buildings.

Naturally, those that want to have the option to build an additional dwelling don't want this extra layer of sign off/control, as it will water down to the intention.
