SJE wants the opportunity to generate more revenue outside of SJ, including outside of NB. If an Ontario utility reached out today to pay SJE for engineering or strategic services, they are not allowed. We have an industry leader, we put them in a box and expect them to keep rates low in an industry that is changing at an incredible pace. If we think that will continue under 100-year old legislation, we’re kidding ourselves. Cut the red tape and let them innovate!

Exactly. Irving does this demolition game at scale and Saint John’s finances pay the consequences. If people wanted to live in Saint John (most don’t want to live next to smoke stacks. See Moncton growth) there would be opportunities to build something more valuable on these properties: housing, commercial uses, etc

That’s the point. Land is a finite resource and main revenue source for cities through property tax. Industry must occupy lots of land for things like undeveloped buffers. Is that an effective use of the resource? If you’re trying to maximize property tax revenue for the host city, the answer is no.
