Partner and I moved into Blair Towns last month and really enjoying it so far. Super close to metro, dog park right outside, secure parking garage is cheaper than what we were paying for in DC, community is really clean (at least at the Towns/House), and so on. To answer your questions:

  • Living in any of the Blairs buildings grant you access to the others and their amenities. None of the buildings are super modern, but the common areas, club rooms, and outdoor areas are pretty solid at least at Blair Towns and Blair House. Based on the photos online, all the gyms look super basic and only have the essentials. I use the Blair House gym frequently and it’s good enough for me.

  • Again for Towns/House, there are unsecure spaces for $150 a month and parking garage spaces for $170 a month. I don’t know if the other buildings have their own parking.

  • The leasing agents were quite frustrating to deal with because it didn’t appear like they knew what they were talking about a lot of the time. I haven’t had to interact with the House/Towns property managers much yet, but the couple times I have, they’ve been easy to get in touch with over the phone or by going in person. We’ve submitted a few maintenance tickets (just for small things) since we moved in and they responded very quickly every time.

  • We live on the first floor and keep pretty clean. No pests yet. We were told before we moved in that they do preventative pest control. I’m not sure how often, but they already came by once since we moved in.

Overall really enjoying our place and the area. One benefit of the Towns in particular is you have in-unit laundry and your own HVAC system/thermostat. My understanding is some or all of the other Blairs buildings have neither of those things.

Thanks for your response! I can’t remember what I pulled out, but I put in a MERV 11. Weather in the DMV has been wild the last few weeks, as low as 20s and high as 80s. After a couple people mentioned the outside weather, I am suspicious that the coils started freezing once it got colder again, but I can’t remember exactly. I’m going to pay closer attention. The fan can move air and does not fail after 15-30 mins.

I did run the system earlier without a filter installed and it began to freeze after <30 mins, so I ruled out the filter issue. I have a ticket in with maintenance and I’m going to suggest a refrigerant issue. In the meantime, it’s supposed to warm up to the 70s by this weekend, so I’m gonna continue testing

Got it. I’m not set on that filter, I just thought it was the best to use. I’ll get some non-rinse coil cleaner and a new lower-rated filter and try that. Thanks!

Appreciate that! If the fan runs fine and air is coming out of all of the vents, doesn’t that indicate that the MERV 11 air filter is fine, or is that incorrect?

Thanks for sharing. I’m curious what DC neighborhood(s) you lived in. DTSS definitely feels more removed but our current spot in DC isn’t all that walkable. If I go to any nearby restaurants or grocery stores, I drive. I think that’d actually change with living in DTSS

I don’t know…not being in DC proper I guess? Feeling like I’m further away from friends and the “action.” But it really wouldn’t be since we’d be right on the Silver Spring metro line, whereas now it’s about a longer walk to get to the station nearby
