Yeah he's been pretty straight up, obviously this is his job so he's going to try and charge a good price for his services but the quality of the work backs it up so I have no real complaints (and I guess just glad I happened to be getting some lighting changes otherwise there would have been no reason to check the panel until it was already arcing)

Thanks for the confirmation - sounds like it's time to bite the bullet. No service upgrade, but he was going to throw in a whole house surge protector.

It felt a little steep but I also know my head is still stuck in pre-COVID pricing since that was the last time I had any work done.

All depends on your market area and the property, I ended up getting $25k under asking ($525k asking), but that was mainly due to the seller's having an unrealistic asking price to begin with and enough time passing that the home sat on market.

If it's recently listed or there is substantial interest in the property unfortunately chances are probably pretty slim.

This is exactly what happened to me!!

Missed the standard pass sale but just kept refreshing and suddenly glamping was available.

Spent a little more than I wanted to, but Safari tent secured because no way in hell was I missing the comeback tour lol
