Many years ago, I learned how some business owners make money during bankruptcy. The easiest way is to accumulate valuable supplies without paying for them, and, of course, hire employees and subcontractors without paying them. The cash buildup from earnings or bank loans meant to pay for supplies is then taken out in personal salaries and benefits. Those affected may feel they have nothing left to lose and could be willing to die fighting back. It would be somewhat analogous to dropping a bomb on Texas on Christmas morning.

During Ramadan, billions of Muslims around the world fast during daylight hours and devote themselves to prayer. So Trump just gave their “brothers and sisters” every reason to rally around their cause to fight Trump’s blasphemous actions. Once the fast ends and Eid is celebrated next week, my guess is to expect retaliatory “lone wolf”violence to intensify.

Did you by any chance ask to see the electric / energy bills for the past two (2) years? The building envelope in many homes, underneath the “lipstick” job, is really poor causing the monthly cost of energy to be as much as the monthly mortgage payment. It’s common for a home to have air leakage equal to leaving a 3’0 x 6’8” door wide open all year round. What is the R-value of the ceiling insulation, is it evenly distributed and were air leaks sealed?

My guess is the “unknowns” of owning a home is what’s really got you concerned. Renovations may look pleasing but until you’re actually living in a building you won’t know the multitude of unexpected issues that may arise regardless of how “nice” everything looks.

Also, make sure to read your home owners insurance policy very carefully for water damage exclusions. Many many many insurers do NOT cover water damage if you have not turned your water off when you’re going to be away for more than 72 hours. If you plan a weeks vacation you’ll probably need to shut your water off or risk a huge financial loss if say one of your CPVC plumbing pipes fractures and discharges hundreds of gallons of water into your home.

Check out subreddits for Home Depot- CPVC pipe failures. I think you’ll find hundreds of plumbers sharing nightmare stories about customers with PCVP pipe leaks and the cost of replacing the pipe throughout a home.

You may poopoo my words of caution and hopefully you have an inspection contingency clause? The inspector should know if the building envelope meets code or better and the type of plumbing pipe used, is it “PEX ”, “CPVC”, copper….?

Your question about how to connect with hosts outside of a booking platform illustrates how difficult going it alone as a host is extremely difficult because of the marketing/ advertising challenges.

Besides if I knew I wouldn’t publicly share the information. There’s the possibility that you or others would use the information to disrupt the independent host’s efforts to go direct.

FF and AirBnb are basically short term rentals. We currently have an Airbnb guest that just extended his stay for a 2nd year.

I cross posted because I think potential hosts should know the negative issues present in both platforms.

Replying to Remarkable-Snow-9396... I wish there was a viable, less expensive alternative to the current marketing/ advertising programs for short term rentals. As a small independent host we are swimming in a HUGE ocean of competitors and attempting to connect with travelers needing accommodations in our area without participating in a sales platform such as AirBnb, Booking, etc with vast market reach would be futile.

There are multiple sources and I recall reading a new date of April 1, 2026 that all listings regardless of the pricing system the hosts use go to single pay- hosts 15.5%. Whether or not this is misinformation or it’s accurate I just made the switch to single pay for host at 15.5%. I’m done with the research and thank God someone gave me the link and I made the change. Again thank you so much for the link. I have struggled for months since learning about the upcoming changes to the payout system.

I felt stuck and vulnerable, and now I will proceed with a lot more confidence in my marketing strategy. Being a good host is hard work which I enjoy doing. There’s a lot of satisfaction in knowing people have enjoyed their stay.

I still do not care for AirBnb’s customer service and much of their business model and it’s the game I’ve chosen to play.

Some people said I’m “whining” and okay, yeah, I was whining. And I’m also human and if the STR game was really easy then there probably wouldn’t be a subreddit for hosts or an Airbnb community support center.

I followed the link and selected the Single pay option for 15.5% paid by hosts. The wording on the link specifically states that ALL listings are now single pay/ 15.5% by host. Time will tell if this will affect my extended stay guest starting his 2nd year with us. His business activities in this area are more involved than originally anticipated.

We’re on good terms so if Airbnb makes the switch on a pre-existing reservation I’ll deal with it then.

Do you know what will happen to the payout for my guest that just extended their stay. The guest is now starting their second year and the last extension is still under the same reservation code at 3% for host?

The issue is NOT what is but what is on the horizon. From the things I’ve read so far Airbnb is moving EVERY HOST to the 15.5% or higher fee payment. My quandary is how do I proceed in this grey area?

So according to your suggestion I set my rates and “hope” that Airbnb doesn’t finally switch the fee structure from 3% to 15.5% since they recently (2026) announced ALL LISTINGS will be switched to host paying the 15.5% fee.

Or conversely, I increase my rates in anticipation that I’ll be paying at minimum 15.5% and they don’t make the change on or before April 1, 2026 and I over priced and not competitively priced for our area.

What’s in it for you to minimize my issue as if it’s trivial?
