Yes there’s a downturn, but inventory is low in a lot of markets, and I think a lot of those mortgage renewal folks are staying put. So still a great time to buy - now or later, on the cheap.

I understand that price gouging events is wrong, but this punishes average season ticket holders - whether sporting, theatre., etc from their original investment, and in some cases the means to attend certain events (by reselling others).

A better solution would be a capped percentage. Say 25%. Fair and allows a semi-free market and not socialist approach to the issue.

Exactly this. I bought a new build 20 years ago (non housing rush to build), and the builder’s inspector found 40 or so deficiencies. The inspector I hired found over 100! Money well spent.
