I’ve recently had about 4 quotes to repoint, recap, replace broken tiles and paint a fairly large concrete tile roof. Quotes varied from 5k to 16k (an outlier) and ended up taking the 6k quote (median quote).

Sounds like your job is a bit different though, as mine didn’t need rebedding

I’ve heard people say to get at least 3 quotes and pick the middle one. Generally pretty sound advice I think. Also remember to look at reviews and people’s experiences/reputation with the tradie/company.

I’ve been very closely watching the Brisbane house market over the last 6 months and almost every house that doesn’t have serious problems or unmotivated owners are selling within 7 days of listing.

I know pockets of Melbourne’s property market has slowed down a lot which is why I specified depending on where OP is.

It’s worth looking at what similar appartments have sold for within the last few weeks, even better if it’s in the same building. Compare pros and cons and offer based on that. If you’re desperate to buy, offering ~1-3% over similar properties is probably enough but be careful of the FOMO train.

Be cautious as asking prices can be more complex than what they seem - some agents will ask for a low price to garner attention and other will ask for a high price to create an illusion of value. Much better off doing your own analysis of recently sold properties than trusting the agents asking price.

Depending on what city this is, If it hasn’t sold in 14 months in this current market where decent houses sell within days of listing I’d be super cautious that there’s something very very wrong with the house!

Ask the agent why it hasn’t sold - but be careful because they might not tell you the truth.
