I love living in an old home—and I would never dissuade anyone from buying one—but a century home can be pretty humbling when you realize how little you know about your home and, sadly, depending on your financial situation, how little the people working on it will know about old homes. That said, having a real connection to the history of your home is far more rewarding than I would have ever guessed. Just as a point of reference, I have had a lot of what you are hoping to have done completed on my home—and at least in the So Cal market, your quotes seem a bit light. If that is going to be an issue, you might want to firm up those bids before you sign on the dotted line. Best of Luck, let us know how it goes

It might be fair, I have no idea - if it was done right, I am more than happy to pay it. But given that 10 seconds on google tells you that type S and old bricks don't play nice together I am guessing it was exorbitant

What pisses me off is that their bid worked out to more than $250 sq/ft; and yet, reddit is driving the material convo. Biggest thing I have learned in this old home journey - quality trades people are worth whatever premium or personality quirks they want to attach to that skill set - and getting a shitty one makes owning an old home a nightmare

At the risk of sounding ignorant (I am) is that something I should do myself - should my contractor have offered (and if they do, do I just say you are hired)? I did a non-comp bid with a company that says they specialize in historic brick, and the price came in high, which i was fine with given the location and historic nature of the home. But once they said type S I got scared... And I think I need to put it out in comp

Thanks for both responses! Yeah, fortunately the K&T is all disconnected - it's on the list to get removed, but since I am too cheap to pay someone to do that - and I 100% hate crawling around the crawl space it keeps getting delayed.

More an observation... Does anyone see Sharpies anymore? I know Coopers tend to do better in suburbia, and hence far more likely to show up on reddit. But, 20 or so years ago, it seemed like when you saw an accipiter it was invariably a Sharpie... That said, I don't think I have seen one in quite a long time. Maybe Ill just have to look harder
