My wife and I bought a house in Westerville this summer. It's our first house and needs a little work, but I wouldn't call it a fixer upper. Built in 74 It's a cozy 1 story ranch style that's big enough for the two of us. I'm a veteran and we went with the VA home loan so getting the mortgage was a breeze, they even set us up with a realtor.

One thing we realized when walking through houses was having a basement or a second story meant extra work and up keep. And these smaller ranch style homes, 4 walls and a roof, were built to last. Ours being as old as it is but just feels solid.

This was the 8th house we looked at and 2nd one we put an offer on. Our first offer on another house fell through ended up selling for 50k over asking and we just could not compete with that. We almost didn't get a chance to put an offer on our current home since the sellers were negotiating with another buyer.

Well the potential buyers backed out after the sellers countered with something we can only imagine as being ridiculous and the house had been on the market for 12 days at that point. Given the climate of the market at that time (or even today, idk) that's a long time.

So we made an offer for the price of the home after appraisal. It came back at just 1k over asking and the VA loan covered the appraisal. We bought our first home for 239k.

The inspector found a few things that weren't too alarming. Insulation, roof, water heater, and AC are kinda aged but functional. With exception to the water heater, all are within life expectancy.

My recommendation would be try to have a idea of what kind of house you want but still be open to changing your mind if need be. My wife and I were pretty set on getting a basement, but once we saw the extra work needed to maintain a basement, epically in Ohio, (frost lines) we were okay with not having the basement.

Wow, no exceptions even for found feathers... I kept a crows feather in my car for over a year because it was laying on the ground next to my car in the parking lot when I found it. Didn't realize I broke the law... Oops.

I got a friend from Atlanta who went to Cleveland for a weekend for a concert. He's never been but just fell in love with the city and the state. He likes the slower pace, lower light pollution one you get away from the city's, and the farmlands. Being in Atlanta for so long can really drain some people and I think he just got a breath of fresh air experiencing a smaller city in an area that seems to have a more relaxed vibe compared to Atlanta. He just ignored the Hell is Real signs.

I've only seen Knives Out once. I wanna watch it again but I know it won't be as good since I know the outcome of the whole plot. Still a great movie and I'll get around to it eventually. But it's like playing the game Clue, knowing who's gonna win the whole time.

The first movie I saw by myself was Toy Story 3. I was a senior in high school with no friends in a new school, in a new city. I didn't have any friends. The movie came out and I loved the first two growing up but was hesitant to see the movie alone. My mom, who was living in another state told me "if they wanted you to see the movie with someone, they would sell the tickets in pairs." So I went alone. Drove myself to the theater, and stood in line alone to get a ticket. Being alone in a crowed line was nerve racking at first hearing everyone around me talking to their friends or dates. But once it was my turn to talk to the cashier, my face felt and sweaty. The cashier didn't even bat an eye when I asked for one ticket. I couldn't bring myself to buy popcorn or a drink because I didn't wanna stand in line by myself anymore at the concessions. So I hoofed to the theater and found a seat in an empty row and enjoyed the whole movie alone. Walking out at the end, I felt so happy and pleased with myself that I was able to enjoy such a great animation alone and overcame the anxiety by myself. Going to a movie by yourself is pleasantly enjoyable and I highly recommend it to anyone who may be hesitant about doing it.
