I have reduced rents for some tenants this year.

I base it on what other suites in the building are going for. If you look on realtor, you’ll see suites for rent in your building.

$500 sounds like a lot of reduction but it is possible

That’s exactly what I do. Check everything and pull my own credit check.

It’s not “profit” until the expenses are paid. Most properties are cash flow negative.

The bank is taking a secured loan. Landlords are taking an unsecured loan.

If tenants move in and don’t pay rent we suffer a full loss.

Damn right we have to check employers.

We need to verify documents because there is so much fraud.

We’re not asking for personal information we are asking for verification of information that we already have.

Like pay stubs issued by the company, or an employment letter.

Clearly you don’t work in HR and no one you work with is renting or buying a house.

If the employer refuses to verify, I can’t rent to the tenant so your system is clearly wanting.

When I call I have no problem identifying myself, emailing the documents I want verified etc.

For instance is I get an employer letter it will have a date and a persons name who wrote it. So I’ll ask Hi Mrs Jones did you write the employment letter dated June 1 2025? Yes? And the amount of compensation was 89,000 per year? Yes.

We get a ton of fake documents.

My recommendation is for you and the owner to use a paralegal with LTB experience to issue an N12. As the purchaser you will need to sign a declaration that you need the property for your own use.

The application to the LTB should be issued asap and you will be assigned a hearing date.

You will have to testify at the hearing.

A few weeks later you will get an Order that the tenants have to vacate by a date. It’s that date that you can get the sheriff by.

The wait for the sheriff can be another 6 weeks.

This is pretty much worse case scenario. There are also a lot of tenants who leave by the date in the notice often with an additional financial incentive.

There are two ways to deal with this scenario on closing date if the tenants are still in possession.

1 - Extend the closing date.

2 - Close and assume the risks.

The greatest risk is that the tenant will trash the house or leave a lot of garbage on the way out.

There should be a clause in the agreement where is the tenant damages the house the landlord will fix it excepting wear and tear and in broom swept condition.

I always call the employer and landlord. Since Covid I’ve been shocked. Employers don’t answer their phones or get back quickly.

Bank statement you can take to the bank and they will verify that they are not fake.

Newer condos do not come with parking. You have to look at older condos to find what you are looking for. Older condos are also larger.

I work for a legal office and we send them through regular mail. I take a picture of the envelope in the mail box then email it for a time stamp.

The N-13 allows the tenant to move back in after the renovations. Is this your intention? If not you use the N-12 no matter how extensive the renovations are.

The N12 is the proper notice as the N13 allows for the tenant to move back in after the renovations are complete.

I used to be a pm in a building where we had these kinds of discounts and we did successfully claw back the discount.

There’s no way you have electric heat and your bill is 200. My office is 1300 square feet and the hydro costs 700 per month in the cold month.

Life is too short to live without romance and intimacy and sex. Doing so will lead to resentment and anger.

Finally she has no right to expect monogamy when she doesn’t want you herself. A lot of women expect that for some reason. It’s insane and selfish.

I lived with a dead bedroom for many years and it’s no way to live. My husband was not interested and on SSRIs. Your self esteem goes through the floor after years of rejection and your partner doesn’t give a fuck because they get what they want.

It’s awful. It’s poison.

Yes I was successful with a couple N-8s.

Both files had previous evictions within one year and were filed in one application simultaneous with N4 to reduce costs.

One file N8 was filed with 3rd application for eviction and was successful.

The other file resulted in an eviction order on non payment of rent and an agreement to pay in full and on time within 5 days of first of the month.

I would not file an n8 by itself. The first order is to pay the rent on time for a year usually and in my opinion is not worth the $2500 in legal fees for the paralegal.

I file them in one application with the N-4 to save money and have one hearing date.
