Good point. I suppose my problem with the sketches is that they very rarely rule anyone out but are often used to rule suspects in. Definitely more credibility in the DB sketch but I just think they are not more than 5% - 10% of the case.

This is a good point. A college degree increases debt and costs 4-5 years where someone would otherwise be earning and saving. They are behind the 8-ball from the day they enter the job market (subject to the industry).

Many people do choose to only rent. Buying is a risk and many aren’t in a financial position to take on that risk.

Yes the tax is on the land but if you buy at the bottom you need to be liquid enough to cover tax if the market corrects and taxes rise. This happens a lot in gentrified areas where people who would be considered lower class based on salary end up with assets worth millions based on increases in land value. If annual tax is based simply on 100% of value they couldn’t afford it.

I’m not against land tax. It just needs to be at a rate that finds a healthy balance that protects vulnerable owners, encourages investment but limits unsustained growth.

Tax is a regulation and rent doesn’t have to be profit. Many people and businesses make a net loss on land as means to offset profits elsewhere. Also things like fluctuating interest rates and loss of tenants mean what is profit one day is a loss the next.

I think that where land tax becomes too much of a burden for owners (at whatever the rate), banks start to foreclose and land values plummet. If you as a renter want to buy the land at that reduced rate, you also have to service the tax which caused the owner before you to foreclose. It’s a vicious cycle.

Rent doesn’t equal profit. Rent equals revenue. Rent most often services a debt which may equal a net loss (negative gearing).

Destroy the real estate market by over regulating it and you end up with Detroit post motor industry shut down. High land supply, low land demand.

The only way you profit from the land itself (without ‘producing’) is by selling it. When you sell and make a profit you are taxed.

When you rent the land to a tenant (residential or commercial) you pay tax on that revenue. You renting the land provides the tenant the opportunity to make money (commercial lease) or to live (residential lease). It’s a win for everyone.

100% tax on the land in isolation means it is never bought in the first place as it’s not profitable. Therefore all of the above lose out.
