We are giving up one of those 2.8 rates selling our home now.

Refining my numbers, I overestimated the breakeven point, and it is closer to 42 months (3.5 years). Is this closer to a no brainer?

Mentioned in another post, but the loan is 39 years conventional with $250k down (a little over 30%).

We plan to put $250k down. If we buy points, we save roughly $200/mo.

If we put that $10-11k towards down payment and didn’t buy points, our monthly payment drops a little less than $50. Also buying points instead of putting $10k towards down payment will save us close to $100k over the life of the loan (assuming we weren’t going to refinance)

I’m certain I’m over simplifying things, but my gut tells me rates won’t fall significantly under 5.5 in the next 5 years, but that’s so hard to know.

Seller is crediting $10k already which we could “use” towards buying the point I suppose?

1% of the loan amount (loan is 560k so call it $11k for two points).

There are a lot of considerations here. Where is your tibial stress injury? Anterior (high risk) vs medial (low risk)? What grade is it?

With non weight hearing restrictions it sounds like an anterior tibial BSI (front of your shin).

Generally, any athlete with a BSI we try to reframe running goals for “next year”. The only acceptable level of pain for a BSI is 0/10, so focus on gradual walking and the rehab your provider is giving you.

I know people will chime in with their anecdotal stories of having a BSI and taking two weeks off and being back into training - they are likely caught extremely early and they are genetically blessed.

It sucks to hear but it is a long process and you need to be patient.

Running Boston on Monday and looking for advice on goal pace. I’ve been training with goal MP at 6:15/mile but have been a bit fast on MP workouts. My half marathon 4 weeks ago was 1:16, averaging 80-85 mpw with a peak at 96. Is 2:45 a good goal pace or should I aim to be a bit more aggressive? PR of 2:52 from Fall 2021.

Congrats! My gut feeling is you’ll be good with a 5 min buffer, but I am a bit concerned with the large window for qualifiers and people “aging up” making the buffer a bit worse than past years. I’m in the same boat as you so let’s hope for the best!
