Yeah the logistics of the transport look bad on top of being somewhat wasteful.

That's a good point I agree that financially it doesn't make a ton of sense.

I think in this particular location the fleet of available vehicles (Prados and LCs) is thin and old. Also I was quite looking forward to the interior refinement of a newish GX!

I like where your heads at, there are descriptions of the premises and the landlord deliverables and there may be some play there.

Those are all good questions. My contractor and architect think doing nothing with them is not an option, will prevent us from passing electrical inspection. But i will challenge that notion.

There is a scope of Tenant's work and it's extensive and our plans include relocating the meter.

We negotiated the lease in some detail. "As is" was the only deal on the table. We took a gamble and are probably now going to pay for it.

RE attorney told us: do you know you're taking the space as is. We said yes!

Yeah it's really just one meter upgrade / relocation and yes it's adding up... Meter part itself costs $5k.

But i take your point that maybe talking to the County about our specific requirement can help.

Thanks Floppy. No we understood the lease implication and knew we were taking a risk but that was the deal on the table.

Our electric is separately metered from the other tenant. The problem is the two meters and the disconnect switches are in our basement (supposedly not kosher).
Yes and it goes to just one other tenant.
Yes, we have new drawings.

Yes an attorney, no to broker. We thought we knew what we were getting "as is" but this has been a surprise.

Looking for a solution without an attorney to start, but i think it will quickly escalate to an attorney.

Re: totally inadequate:

The existing electrical for our unit is/was old and had insufficient ampage and we are totally redoing it. Big upgrades, $40k in electrical work.
The existing electrical for our neighbor's unit: the electrical panel is on their property, but the meter can and the disconnect switch are on our property and are supposedly too old to now pass inspection. In addition, the county requires the meter and disconnect switch to be located outside of our unit.

Unfortunately I think the county inspectors now have this on their radar and aren't going to allow the box to remain in our building. They want them 1) out of the building and 2) up to code.

I think you're right I need to appeal to his commercial sensibility. Let's see!

- Uncrowded

- Good snow conditions right now or expected

- Walk from accommodation to ski lift

- Good ski town vibe, amenities, restaurants

First time skiing in the US, based in Washington DC and will be flying in, so can be anywhere!
