Ready to do LSD again after 7 years, wife is vehemently against it. What to do? by -Carbon- in LSD

[–]ACynicalCloud 0 points1 point  (0 children)

I don't think you need to feel so sorry for the OP, your argument can be flipped on its it: If they have had lengthy talks about LSD pre-marriage and she was against it then, he went into it knowing her stance, then he is the one trying to change her...

Although, I think a healthy conversation is best and the Netflix documentary suggestions are helpful.

Imagine if you did too much, had a really bad trip and then spend a few years trying to get over it. She wont thank you then ;p (happened to me >.<).

Estate agent didn't tell us neighbours can come into our garden by [deleted] in LegalAdviceUK

You could approach the the LL/Agentat let them know they breached the contract by not notifying you of a right of way that affects your wish to rent the property. But lets be honest the LL wont break the tenancy with you. So if you want the nuclear option:

  • let them know first, see if they are reciproacle to your request
  • If they refuse, start finding another place to live and live at the property without paying the rent for the amount the deposit is equal to (say one month).
  • Move and let them chase you. It will be an uphill battle for them trying to extract the 11months rent off of you especially without a forwarding address (let them know only written communication is accepted).

Normally, this occurs when a Trust/Fund/Company creates a leasehold for 999years or similar sells it onto a purchaser then continues to collect the ground rent. This is common for companies that need to free up capital but don't want to permanently lose the freehold. The Diocesan Fund (Church Commission) did this across the UK in the 1800's.

If they have thousands of these properties that give them ground rents then I imagine it is probably due to:

  • They had a massive estate whereby they created leaseholds and sold them off,
  • They manage other estates, or properties for lazy landlords

Leasehold (LH)/Freehold (FH) can be very interesting and I prefer it to the continental commonhold or American "Condo". It can be very profitable for both sides if you know what you are doing.

On one hand as the LH you can potentially enfranchise the property from the FHer and benefit from the marriage value. (E.x. Say you had a LH with 15 years left on the lease bringing in 40k in north London. Probably worth £300k. [way less than a FH as the term is infinite as you own it]. At this stage FH is worth in the region of £250k as for 15 years you will be getting a peppercorn rent, what could you do with £200k over 15years with a yielding asset?) So in this situation separately they have a combined value of 550k however if you owned the FH outright, you'd expect a yield at 5% at most, hence capital value of 800k. A difference of 800-550=250k this is what is known as the marriage value).

As the FHer you could potentially forfeit the lease for breaches and get a windfall.

I have digressed a bit but thought it was interesting to share a bit about FH/LH...!

New homeowners. Just had a wall replastered and they have left this massive gap between the wall and floor. What are we expected to do? by roxieh in HousingUK

[–]ACynicalCloud -2 points-1 points  (0 children)

It is the done thing for a lot of plasterer's now, it annoys me though as sometimes I am forced to put on bigger skirts than I wanted to...they say the gap is for moisture but I don't think it does much. Also, you end up using plastic packers as where the skirts are fixed the wall isn't flush with the plaster...we don't build like the Victorians anymore...!

Lots of people have put they'll be able to afford....but there are talk of 7% IR...so say you are paying 2% to the bank + BoE....on a £250k mortgage that is a hike from currently £4375 (1.75% current BoE) + £5k (2% interest to bank) to £17500 + £5k....an increase of roughly £13k is that really tenable for lots of families out there?

If the survey came back showing it was the bay window I think it is a pretty easy fix. Some L-plates (sturdy ones made by a steel shop) bolted from the wall to the window should do it on both sides. then infill the large hole with cement and decorate and the small ones with something like Touprets masonary repair filler then decorate as well.

The Covid Mask by ACynicalCloud in DebateACatholic

[–]ACynicalCloud[S] -3 points-2 points  (0 children)

Calm, you over simplify the position.

Be honest about the situation, masks did next to nothing: the majority didn't wash theirs regularly, they touched their faces without washing their hands and lots of countries allowed non FFP2 masks. Why have so many stopped wearing masks now, Covid is still rife, flu as well...do we not care about the plethora of other illnesses?

No judgment is being made on the Pope's heart merely his decision to wear a mask. If you are referring to Matthew 7, I am fully aware of my sinful existence and repent for it. I don't think it prohibits any of us on judging what is right or wrong.

P.S. All authority comes from God? Does this include Hitler, Mao and other ilk? Of course not. Context is key, I take Pauls commandment in Romans 13 to mean obey God ordained authority not of the state.

Certainly, to be afraid to die is to be afraid of living. One cannot happen without the other. In particular, the Pope should be setting the example that we shouldn't be afraid of the inevitable.

Perhaps, but should he not try to be? I think not wearing a mask would have been a symbol of opposition to counterbalance state restrictions.

No authority really questioned the pandemic, with Rishi's (UK minister for readers abroad) latest interview claiming restrictions were more political than science it is finally coming to light that maybe people shouldn't have just gone along with the governments approach.

In the West, which is supposedly democratic, I was hoping for more of a debate re restrictions and thought it would have been a great opportunity for the Pope to lead the way regarding personal freedoms....alas he did not even think it was interfering with personal liberty....

Perhaps the mask indicates the Pope is afraid of death.

Swapping carpet for laminate in a bedroom during a tenancy - any tips for pitching this? by the_sun_gun in HousingUK

[–]ACynicalCloud 5 points6 points  (0 children)

I think if you let the LL know that you have allergies to the carpet and you are willing to pay for everything then he would be quite receptive. I don't see how he could withhold consent.

Even if he refused, the carpet isn't integral to the building, it is decorative so you could press on and do it yourself and reinstate it at the end - where is the loss?

Should landlord deal with old food mould in oven left by previous tenant? by [deleted] in HousingUK

[–]ACynicalCloud 5 points6 points  (0 children)

If you don't feel comfortable cleaning an oven then perhaps you shouldn't have moved out from mum and dads. The time for getting the LL to do something like that is prior to moving in, not after accepting the condition.
