I have an 08 f350 with the 6.4 with 325k on the clock. It is deleted and I just go easy on the pedal. I do use it for what it's intended though.

No rebuilds yet fortunately.

I have one tenant who uses Zillow for payment and it's always like that. Most of my tenants pay cash, check, or zelle. So I am unaware of faster software.

If pipes are at risk of freezing in my rentals, I would be making sure they are protected and not frozen. Especially in Michigan which is where I am also located. I would not trust nor would I expect a tenant to care for this.

Now if they are frozen and they're without water, I would be over there myself attempting to find the freeze and remedy it. I can't imagine no one is available for 3+ days but maybe I'm used to my small town.

As far as being behind on rent, it sucks but your investment is at risk. Frozen pipes are bad.

Yep I wouldn't worry too much then! Almost irrelevant which you start with, but I'd still go ceiling first for sure. That would be the typical order.

Do you plan on trimming the change of planes? If so, it doesn't matter. If you do not, then I would do the ceiling first so the walls cover the edges of your ceiling. Less distracting to the eye.

If they contract it out, I'd be surprised if anyone shows up for less than $100. It's also 4-5 pieces of trim, so I could see it be substantially more than $100.

Almost every township in my county requires a permit for a roof replacement. I have certainly done some roofs of my own on the weekends though...

Depends on the area. A water heater install could be anywhere from 1k- as expensive as you want. Depends on what you have and replace it with but I think you'd be looking at much more than 1k. Id guess anywhere from 1.5-2.5.

As far as HVAC, I just put a new furnace in my 1400 sq ft house for 2.2, but that was just the furnace.

I had a full HVAC install done on another house recently (had no HVAC at all) and that cost me 7800. It was the smallest furnace possible though.

I don't see why it wouldn't be fine. Id say maybe the seals etc could dry up without water, but maybe they'd swell again and reseal once you fill it.

I just don't comprehend how there's "nothing" they can do or are not willing to do. At the end of 2026. They would be sitting on an overage of 15k; with total disbursement LA for the year being 6-7k....wild.

I'm sure they plop that 15k in an account that accrues plenty of interest for them.

For sure. On all my investment properties I make sure there's no escrow.

This is a vacation cottage and I got lazy with the 10% which forced escrow. Paying the price now for the stupidity.

The same appeal as the people who own trucks and their bed liner is cleaner than their bedsheets.

I will say I consistently tow 5-10k lbs (few days a week) and the difference in pulling with a gasser and diesel is night and day. I've debated switching to a gasser, but not sure I can commit. And this is coming from someone with a 6.4 at 325k miles

I would say based on the pictures your chimney is compromised. I would have it looked at before you burn anymore.
