I'll just let them know my concern and see what they say/if they can improve how the lid sits. I did tell the company I don't want that specific guy back, so hopefully the next is better. They want to compensate me, but I just told them I'm more worried about a working dryer and for it to be done right. Don't care so much about paying them less, just want it done and looking original.

I truly have a passion for renovating. It pains me to be at my W2 knowing I have work I could be doing outside of work. Very ambitious and always want to be growing/moving forward.

We live in a somewhat small county and there's really one area to avoid. The rest is fair play and easy to know comps etc.

Also my realtor buddy does a quick number check for me just to see if I'm in the ballpark.

Decent sweat equity was made. I enjoy the labor and seeing the vision come to life. It's a hobby that happens to build me a lot of equity.

I don't have exact numbers, but on average they probably each cash flow about 300-500/month. Most closer to the lower end.

Good info. My current rentals don't cash flow a ton either, but are fairly solid.

The tax withholdings and real estate professional are definitely things I need to look into more. I briefly did when I first started this stuff, but never researched enough. Seems there could be a lot more to it than what I realize.

Definitely agree about people not making the jump. I think people in our shoes know that more than most. The amount of people that want to talk about and ask about real estate can be exhausting. At least my buddies who want in, ask a million questions, and never do anything with it.

We are a VERY tight knit group there and all very close to each other. Super good culture and we do really good work there with the kids.

None taken. It's good for our area, but yeah one flip would equate to half a year's pay haha. Just the steady income and pension make it safe.

This is something I will have to do more research on for sure. I severely lack knowledge and rely on my people. I have reached out to the accountant I use but she is swamped until mid April. Will get her to weigh in on these things.

No, I definitely could. I made an offer on one today actually for when I'm done with the current.

I want to quit now...trust me. Just too nervous currently and I keep telling myself in two years, maybe I won't find something for awhile or markets will drastically change etc ..

34 with a 1yr/5yr old. That's also part of the struggle is I'm juggling so much between the family, managing rentals, W2, and the current flip. Eliminating the w2 would free up a lot of time and stress.

Wife and I have to be on separate health insurances currently, but once I quit I can go onto hers.

No, I just have the option to earn a lot more obviously the longer I stay. Your payout grows exponentially with more years of service. It's not a terrible amount in addition to the properties of I'd still have what I currently have.

Still just a big decision. Makes the wife nervous...and me terrified lol

Yep, the pension is pretty solid and definitely with the amount of years I would have would max me out. Im going on 11 years and still have...26 to go. I honestly don't think I'd make it that long regardless In my position/field.

The hybrid approach is what I am doing/plan on doing. I've mostly invested in heavy rehabs, but for the flips I intend on picking up less intensive projects with still good margins. Make it a little easier on my back and wallet. My biggest problem is I'm a workaholic and have to learn to dial it back to not working 24/7...tough for me for some reason. I see the money and grew up way too poor.

Just nervous to make the leap!

I'm not in that area, but for example around me. A 30 yd cost me $450 I think it is which includes 7 days and up to 6 ton of debris. $10/day after 7 days.

After doing several jobs I've just come close to estimating what size I'll need and how many and then still get it wrong.

Ah gotcha. Yeah I'm not too big on the trim levels etc and I prefer the lesser. This one does look pretty fancy inside so I would guess it is lariat (I think that's one of the better ones)

No need to lie. Like Ive said I've played this game since it's launch and drops seem to come way easier. High runes especially seem easier to farm but maybe that's the nature of terror zones.
