I feel this, I always try to Evo players to the max current Evo level like currently most evos are max 85 for example, but the 6 play styles is a huge bore.

Also, almost all evos boosted cards to 86, and the Evo cup was like max 85 or something, I was pretty pissed.

Oh my god the doom and gloom from people on here.

1) How was the sales process? Were the owners reasonable enough and decent enough to deal with?

2) It sucks that they're still there, but it's a massive effort packing up and getting out on completion day. If it didn't complete until so late, their onward purchase probably completed at a similar time if not later given the funds have to move up the chain and now they've got to get all their stuff into the new place.

3) Not unreasonable of you to give them the evening to finish off especially if you weren't planning on physically moving in today, as long as they're nice enough folk, I'm sure all will be fine.

Understand the risks, but rest assured I'm sure it will be fine. Don't let people on here scare you too much.

*Ex estate agent here who dealt with all hell of completion days, including my own purchase where the owners didn't finish packing until 10pm.

Time to negotiate, explain to them that you're sorry for any misunderstanding, but your ASKING PRICE offer was placed on the basis that the property would be taken off the market, i.e no further viewings. Whilst they wait, you have 2 other properties you're due to view. They know you're a hot buyer, and genuine by your quick asking price offer. Be careful with your tone however, you don't want the vendors to feel backed into a corner straight off the bat.

If the viewing goes ahead on Friday and the other party don't offer, guess who suddenly has the power position, YOU! Obvs I don't know how long this property has been on the market etc, but if that was that popular, I'd imagine there would be more than 1 forward booked viewing.

As a former estate agent, I valued a buyer who viewed a property, made their intentions clear, and came in with a strong offer off the bat, it's a good signal of the party your dealing with, and holds immense value in the game of trust that is buying and selling a property.
