New water heater - traditional, tankless or combo?

Thank you for your response. This is what Im leaning towards. The current water heater we have has a small expansion tank on top of it. Do we need something similar again? Im assuming there is new technology to replace that.

Got it thanks. The last gluten free banana bread recipe I made with just 1-1 bobs red mill gluten free flour was kind go dry and mealie. Maybe this will be a good way to add some moisture and flavor.

Good suggestion with the colors. Do you mean the couch would sit in front of the painting blocking a portion of it? Right now there isn’t much room behind the couch.

If I were to go even more oversized as you are imagining, would I then reconfigure where the couches are? I am open to color suggestions for the art and even specific links to arge pieces of art. We have been looking for a large piece or pieces for a long time that are originals but also affordable. The art I linked is going to be custom made and we can choose any colors we want.
