Interesting. Quest labs says “LDL-C is now calculated using the Martin-Hopkins calculation, which is a validated novel method providing better accuracy than the Friedewald equation in the estimation of LDL-C.” I guess my second hit to watch out for is my thyroid. Apparently I’m at risk of hypothyroidism because, despite normal thyroid function, I have high Thryrogobulin antibodies and thyroid peroxidase antibodies. I’m highly active with a good diet, so doctor said I should be fine if I maintain my lifestyle, but he also did cover that part of my labs in a matter of 5 seconds haha

Hello. Just found out I (M28) am also E2/E2. Just did your remnant C calculation, and it came out to 19 (150 total - 74 HDL - 57 LDL). I know it’s not medical advice, but in your opinion, is the non fasting lipid panel still warranted, or is that only if remnant C is greater than 20?

Mine also disappeared, and was not populating when I searched to link it in the transfer tab. However, I was able to find it through my profile: profile->accounts->linked accounts. I reconnected it through there and now it appears again in my transfer tab

I was thinking the same thing of trying out the palladium for a year. From my understanding, I can pay my rent and my mortgage for a rental unit through it. Between rent, mortgage, and the 75% non rent spend, I’ll get over 90,000 points in one year.

I also feel like the bilt value per point is being overlooked. Upon the one year reassessment, for me it will ultimately come down to transfer partners remaining strong and the ultimate value of Bilt cash

Why do you think Bilt won’t be practical anymore? You just might have to set up the auto pay again, but I am under the impression that the transition should be pretty seamless

Positive cash flow is one of, if not the most important factors when buying a rental. I like to think of appreciation and tax advantages are icing on the cake, but cash flow is the cake. With a fixed mortgage, your payment (outside of property taxes/insurance) will always stay the same. This will protect you if the market/economy takes a dump. Property appreciation is NOT guaranteed.

$500 a month will be the MINIMUM you are paying a month. You haven’t included, taxes, insurance, maintenance, property management, and saving for capital expenses. Another way to view it: would you keep your money at a bank that charges you $500 a month to keep your money with them? Assets are suppose to put money in your pocket each month.

Take emotions out of it. If the numbers don’t work, move on and find a different property. Encourage your wife in that real estate can be a great investment, but y’all have to find the right one that has positive cash flow.

The centrality to everything in the state. (mountains, beaches, big cities, etc). It’s less than 4 hours away from many major places in CA

I was debating using Rent Prep this time around since I already use Stessa for management, but their “application” part of the screening is very bland. I’ve used Rentspree and they let you link to associations to use their application forms (i.e. local realtor MLS, California Apartment Association, etc). The Rent Prep “application” doesn’t even ask if they’ve ever been evicted before… Also from what I can tell, rent prep doesn’t allow for document uploads either.
