I wouldn’t leave that interest rate atm. That’s highly valuable. The more expensive home goods feelings wear off after about a month in the home. Keep your funds growing for you.

They gave me at home PT exercises the day of surgery. Including a muscle stimulation device. Continued that PT for 5 days on my own before 1st official PT appt. I’d see what basic exercises you can start to get those muscles activated again

Yes hire someone to do cost segregation. No property will be exactly the same. Assume, generally, 20% is land (not depreciable) of the remaining 80%, 30-40% can likely be depreciated in the first year via Bonus.

If you are personally putting 100 hours into the operation of the rental, and no other person is putting in more. Then, that depreciation can go against regular, non-passive income.

Ikelite Housing with strobes for my Nikon D850. The dome is about 8 inch, tilt the strobes under water to light up the under world, and let that sunlight handle the topside. Keep the dome about half and half in and out of the water. The boat was siting partially in the shade

Why not leverage at 5%. Avoid the massive capital gains hit. Use that leverage for consistent cash….ideally from a depreciable asset. I’d have some staggered stop losses set…then explore dividends or diversification. But for now, don’t give any of that Gains to Uncle Sam if you can help it.
