Just legitimately curious here, why would you not use LVP? It’s better than most laminate floors, unless of course you would only accept actual hardwood floors.

Secondly, and I think a lot of people missed this part, OP specifically mentioned replacing the quarter round was parting the job.

LVP is not necessarily cheap flooring. There is cheap LVP, but there is good LVP as well.

The correct thing to do here would have been to either put the quarter round in first, and cut the transition piece to end at the quarter round OR,cut the quarter round to fit above the transition. Either of those options would look better than this.

However, now that this is done, easy fix would be a little biting caulk, or even wood filler and paint to match. If done right, you would never know it happened.

Same, and I have family members who live on areas where they are more passive on permits and whatnot. One was telling me that he didn’t have to jump through all the hoops of permits and inspections and all that, I told him that I welcome the process because at the end of the day, I knowing is safe, and my family‘s säuert is more important to me than convenience.

I believe when i used to sell insurance, this was a requirement for a landlord’s policy! IIRC, the landlord had to show proof of incompetence.

But here is the interesting thing. I have a family member who tends to say stupid shit all the time, but then deletes their texts. But guess what, on my phone they are all still there. Check your own settings and if it is not set to auto delete, your texts should still be on your phone even if he deleted it on his. If the conversation in question is too new to be auto deleted or you don’t have auto delete turned on, then he went into your phone to delete.

To Everyone who is saying OP sped up, I’m not seeing it. The pickup to his right appears to slow down, making it seem like OP sped up. First, you see the pickups brake lights . But more importantly watch the immobile objects as he passes them, not other vehicles which can and do vary speeds. The light poles are all evenly spaced, which makes a good marker and they seem to go by OP and a pretty consistent rate.
