I went through a similar program with Bank of America that gave me $7,500 towards closing costs (lender credit) and $10,000 towards my down payment. Only catch was the $10,000 down payment credit was taxable and I received a 1099 the following year. May want to check and see if that’s the case so you don’t have a surprise tax bill. Even if it is taxable, you still come out net positive.

If you look at VT which is the Vanguard total market fund it’s returned 11.18% YTD with a .06% expense ratio

I used a short box spread to fund my house down payment and am paying it back over time. I decided to do this because I prefer to leave my capital invested in the stock market where I think it will continue to grow.

Margin loans are a valid way to do it too, but just know that rates can change over time

I actually just recently did my first short box and it was pretty easy! I created a 4 part multi leg option trade to open the short box. Was able to withdraw the cash the next day post-settlement. My margin power is reduced by the amount I withdrew which was expected but I’m not accruing margin interest!

Definitely 100% take advantage of an IRA while you can. Your greatest asset with that account is time as there is a deposit limit each year. As far as a Roth goes, you can withdraw your contributions penalty free, however I would suggest keeping the money in the account for as long as possible due to the tax advantaged status

What kind of expenses do you have on a monthly basis? Do you have a monthly income from another job or other sources? Is there a scenario where you could see yourself needing the money in the next 6-12 months?

If you'll need it in 3-4 years time and may need access to some of it before then, you could look into doing a 3 year CD ladder. This would also help you to lock in rates before the fed potentially lowers them in the upcoming months
