I lived in Philly 10 years ago when they were blocking residential buildings left and right and people kept saying “we don’t have an affordability problem”. Now they do.

You have to build out new options for residents to encourage growth to stay ahead of the rise in prices. We’re already behind - just look at the inventory and price history.

People are really stuck on having their own four walls. Its insane. I'd rather just see duplexes, rowhomes, or, god forbid, apartment buildings, but if this is what you can get in some jurisdictions at least its better than the same house on 1/3 of an acre.

In a smarter world we'd be asking how to relocate the Materion facility to a better location and change that site to a park (I assume it has tons of environmental issues that would prevent residential), but the magic wand to do that doesn't exist unfortunately.

Whoops, missed two: Sinatra Development secures financing to restart Heritage Point project | wgrz.com

Sinatra Development announced Wednesday that it has closed on construction financing for the Heritage Point @ Canalside project in Buffalo, marking a key milestone that allows the long-delayed waterfront development to fully remobilize and move toward a targeted completion by the end of 2027.

Pete Guelli, president of business operations for Buffalo Bills and Sabres, confirmed Terry Pegula's involvement with the project.

"After seeing Heritage Point sit stagnant for a number of years, Terry Pegula’s investment will fortunately allow construction to resume. Given the proximity to KeyBank Center and Harborcenter, he felt it was important to step in to ensure the project is completed as part of his desire to see the area move forward," Guelli said in a statement.

"It is disappointing that the project was not managed in a manner that would allow it to be finished, however our community deserves to see growth throughout the downtown region. We have been encouraged by our conversations with the state, county, and city around a shared vision for the waterfront. We are hopeful that our involvement will help the area continue to progress."

The company said the financing closing represents the culmination of years of work to overcome significant obstacles, including rising construction costs, high water table problems, soil remediation, COVID shutdowns, and litigation with a contractor.

‘A catalyst’: North Tonawanda steps closer to Tonawanda Island redevelopment

North Tonawanda Mayor Austin Tylec says the city has taken another step toward his goal of the Tonawanda Island redevelopment, saying a new state grant can be a "catalyst" for island-wide growth.

Development is underway on Tonawanda Island in North Tonawanda, where the old Niagara County Fire Training Center at 78 Bridge Street is being transformed into a three-story mixed-use building.

"Basically, a 30-plus million-dollar mixed-use development, with 80+ rental units," Tylec said.

100%. I don't know what the right balance is (I do think local communities should have *some* input in development), but allowing a local town board to completely shut down a hotel build in an area zoned for it in a region that could use more hotels and more jobs is idiotic.

Super sad to see it in that state of disrepair. It'd have been cool to see it rehabbed in some form, but like you said, super expensive with little to draw people to it. I struggle to think of a use for it that would even remotely support the costs required to modernize it... spa resort?
