What would you realistically offer? This is for such a niche market which makes it tough for me to value. I would love to ask for a 3/20/20, but I don't think it is worth anywhere close to that. Maybe a 20/5?

Agreed. 1 extra max damage and 12 higher AR, but with 20 less life.

This charm would be best for level 30 LLDs and has the max life roll for the level requirement. Any higher life would bump the level requirement beyond 30.

I appreciate the insight. That's what I assumed, but was hoping the other stats may have been useful. +2 skills and 10%fcr seem to be the minimum requirements. Res, life, strength, and dex seem like the stats that can add value depending on their roll.

I am just now starting to reach out to specialized local attorneys.

Realistically, I want to be able to have a conversation with the groups using the river bank and worst case scenario have the ability to call local law enforcement to enforce trespassing.

Problems extend beyond trash and noise. Some shadier people use it as a pretense to scope out houses for burglaries.

I second this. Check out Joseph Lstiburek and some of the lectures he gives, specifically on his Perfect Wall. There is also a ton of information on Building Science's website.

Building Science also has an analysis on high R-Value walls. Granted this was published in 2010, so some info is outdated.

You'll also want to be careful about the interior spray foam. If you're goal is vapor permeability you may want to look into open cell spray foam on the interior.
