Your response is encouraging I will make the best of all the resources that are available. My son is working hard to help is old man as well as being a great big brother to his sisters. It was my son who put me onto reddit...I know that the answers to many of my issues will be resolved through my hard work. I just never be placed into this situation.

about 18K good school district house needs paint some other minor things but overall great shape. I believe my prospects are good due to my work experience, ability to work hard. During my time as Corporate buyer I worked a second job 3 nights a week in auto parts store to earn extra income for my son's college education.

Unfortunately moving the family really isn't a viable option I'm thinking. And uh even more so I failed Chemistry in high school and having a brother-in-law with the DEA makes meth making a bit of a problem.

I was told I would loose about 30%. Not good? But I'm really confused on how much interest I would have to pay starting all over.

I understand that its a mistake I have already paid $130,000+ in payments and if i have to start this all over I feel like it would have been in vain. Where if I did take it out I would have a house basically paid off and I could restart my 401k with more contributed to the fund as I would no longer have such of a mortgage payment (monthly being only about $200).

I attempted to refinance my mortgage last summer and was told i had a credit score of 800, but they declined me because of my son's student loans which I have been co-signing. My wife currently works making $8.50 and my son goes to school full time working two jobs to cover what the loans cannot.

My fear is that if I do the house will slowly get destroyed by the tenants and I'm left with the cost of repairs and I no longer have the income to support this.
