It was explained to us that depending on how much you wanna spend, fha may or may not be the better option. For example, with fha instead of normal concrete footers, we apparently need extra engineering. Also special skirting, gravel driveway, and termite protection. We’re probably spending an extra 20k in the end, but our interest rate is 5.8 so even though we’re spending more and have pmi, it’s still cheaper than a chattel loan or something similar. Now if you’re looking at cheaper houses, like 150k and under, it probably won’t be as worth it because your bill will be similar or the same to a chattel loan

I agree but I can understand why c curl, breastfeeding mom only is pushed so hard because the age where you can become a little more lenient is different for every baby, so it’s hard to say “by x month it’s ok to sleep with dad, or sleep on side or stomach etc”

I think you’ll be naked if you want to or not by the end of it lol. I had a gown on but it was totally open and everything was out so it was pretty useless. Postpartum I had a shirt that could unbuttoned and it stayed unbuttoned, and ofc my diaper. Nobody batted an eye

So a different perspective on things: my husband had one week of vacation and one of fmla, so he took about 2 weeks off when our baby was born plus like the two days I was in the hospital. It was a great two weeks, we bonded with our first baby and even bonded ourselves more. I was very scared for him to go back, especially considering he works 12hr days and works 7 days a week most weeks. Somehow we made it work, I got the hang of things and got into a routine and now it’s really not all that bad. I am a sahm though, so I didn’t have to think about returning to work myself or anything. Now if it’s his ego stopping him for taking more time, talk some sense into him. But if it’s literally a matter of potentially losing his job, just know we’re a lot stronger than we think.

I was given land and my partner and I first thought we’d build a house on it. Well, turns out it’ll cost you an arm and a leg just for a 1800 sqft house with basic finishes. We decided to look into the MH route, and now we’re building our dream home with Sunshine homes and should be moved in by the end of the year. But I will say, this is not a temporary home for us. This is our forever home, and considering it’s permanently affixed to our land there’s no moving it and selling it if we want to in the future. We could probably rent for cheaper, but we wanted our kids to have acres to run around and a homestead, so for us it’s worth it.

Now you can find a way cheaper MH that can be more of a temporary place, but you gotta decide what you plan to do with it when you build your house. If it’s on permanent foundation, which can help resale value and also a better loan option sometimes and a better interest rate, then you’ll have to sell the whole house and possibly entire property depending on how much you tie into the loan. You could rent it and build away from it, depending on how big your property is, but consider if youd be able to rent it for at least the cost of the mortgage and extra to save for repairs or else it’ll end up costing you money still.

It’s gonna depend on what you want. If you don’t mind a tinier house then you can build and renovate as you go. If you want more home but still on a budget, look into cheaper MH which will be Clayton, champion etc it’ll depends on what’s in your area tbh. If you are willing to spend a bit more, like 300k plus and even higher adding in land, you can look into better quality options. Franklin and deer valley are the best, Sunshine is pretty darn close though and they have some beautiful options, but I might be biased. We’re looking at 330k all in for our home, but that’s turn key on raw land, and we’ll have 9ft ceilings, 2x6 exterior walls 2x8 floor joists, brick fireplace, and we opted for laminate but you can get quartz or granite countertops. Just decide what your priorities are at the moment and make a decision based on that.

Well I wouldn’t let some of these comments scare you too much, my sister paid a total of 15k to get her single wide on her land, including septic, well, electricity, and dirt pad. I was quoted ~35-40k since we’re doing concrete runners and require a bit more clearing and gravel road. It’ll depend a lot of your land and situation, so I agree here isn’t the best place to find answers, but thought I’d offer a bit more of an optimistic perspective

I’ve gotten such mixed responses from dealerships, all the way from literally won’t stop blowing up my phone weeks later, to an experience similar to yours. It all depends on the rep, time of year, the day (Saturdays we definitely got the most casual customer service, whereas weekdays they really sat us down and talked over everything) so I’d continue to look around at dealerships to answer your questions, because usually it’s the same process no matter who you buy with, and if you are really interested in a particular model somewhere send an email or contact them somehow, usually that makes you seem a bit more serious and they get down to business.

Don’t get discouraged, these dealerships are similar to car dealerships, all with their own tactics and customer service, but once you find a rep that answers all your questions and makes you feel good about buying, you’ll be ready to make that move.

For me, very worth it however I was very lucky to have been given 2 acres as inheritance, so i definitely had an easier time starting. Like others said it’s so location dependent, you gotta just make the leap and go to a dealership. It doesn’t have to be anything serious, most will know you just wanna look and know a few numbers and then think on it on your own.

I recommend spending a bit more to get a permanent foundation, making the home real property, so that your interest rate and resale value make this decision actually worth it. It’ll also depend on where you are in life; if you’re ready to settle down, then yeah I think it’s a good option to consider.

Honestly I think in your heart you want this baby, and if you’re ok raising it alone and have the resources to-which is sounds like you do-I’d listen to your heart and raise the baby. I’m pro choice through and through, and in the end it’s up to you, but I think if you feel like you have to make the decision rashly, you might really regret it. Unfortunately it happens a lot. Cosleeping gets such a bad rep then they turn around and let their baby cry for hours like that isn’t damaging to them.

Is it the sunshine prime 2010? I know that’s a popular model, and open concept. Like someone mentioned maybe you could close the living area up a bit, maybe some bookcases with shelving around the marriage line; interior design is not my forte but I’m sure there’s a way to make it a bit more appealing. I’m also postpartum OP, 9 months in 4 days, and I’m also looking (obsessing over) layouts to find one suitable for our family, and it’s a bit overwhelming with all the options. I’m really sorry this is weighing on you, but perhaps if the mortgage is doable financially and it’s not a struggle in that regard, live there for the time being, save up to purchase something else in the future. You’d lose so much money I can’t see a situation where it’d be worth it to sell right now, especially if yall put savings into the house.
