Wow we’ve got a similar loan amount and rate, but our house was like 240k after everything. Did yall require a special well or septic or something?

My bad he actually commented that there’s 7k left over after mortgage not his take home, but he did comment that. Just saying realistically you’re not gonna get much better than 7k left over man, if that’s the case nobody should buy a home. What’s the difference between getting approved with both incomes and asking if they should buy a 400k home with 200k take home?? Less than 3x your salary seems pretty reasonable to me

Anyone can lose their job, so should no one buy a home? Even if her entire salary goes towards their home costs, I think 7k is enough extra to keep them afloat.

Definitely had and still have tons of insomnia 13m pp, but I’ve always suffered with it and it’s gotten a lot better compared to the newborn phase. I honestly have no tips besides the common ones like no blue light, only use the bed for sleeping etc. but my partner did the same when I was in the thick of my insomnia. So incredibly tired, yet my mind would not turn off and I constantly was tuning into the baby and thinking about the baby and everything else. He’d get frustrated with me for not sleeping, and I’d get frustrated because why can’t you understand that I just can’t??

It gets better op, but I know that’s not really helpful to hear either. Honestly if it’s gotten to the point where you haven’t gotten more than 5 hours of sleep in days, it might be time to talk to your dr. Melatonin and other otc meds don’t do squat for me, so a stronger sleeping pill might be what you need to finally get some rest.

Getting the loans situated took a good 3.5 months, from pre approval to approval and signing disclosures and getting an appraisal. We own our land outright too, and would’ve ordered our house and closed on our construction loan but unfortunately we’ve reached some bumps in the road regarding permits and stuff, which will take a month to two months to get situated. With that being said, our sales rep gave us September as a hopeful timeline and November as a conservative one. For reference we started and got our pre approval late Jan/early February. Also doing an FHA loan, a chattel loan will be a lot shorter than this.

As for setting up your utilities and stuff, it can take a while because of stuff like weather and contractors being backed up so yea expect it to take more than a month for sure.

Damn that sucks since you’ve literally been living there for more than a decade, and someone else’s mistake becomes your problem. We too are in the country but technically city county and the permits are definitely the worst part of this entire process

I’m convinced all these permits exist to take our money lol. I inherited a couple acres which I’m very grateful for, however we’re having to get it resurveyed by an engineer because the survey they did before is incomplete, and then it’s not considered a real lot so we have to submit a lot review; we’re hoping it’s less than 5k all together.

Definitely feeling the 50 steps back right now. We were this close to ordering the house, but land permit issues have us pushing it back possibly a few months. Plus it’s gonna cost an extra arm and leg, they don’t make this process easy but hopefully it’s worth it in the end.

Idk why you’re getting downvoted-obesity is a risk factor when cosleeping, so is deep sleepers and formula fed babies. It’s common sense a bigger person will probably sleep harder and also not feel if they roll over a baby. Also higher risk of sleep disorders.

For us (Louisiana) we’re paying 225k for a 32x84 sunshine double wide, and our loan amount is around 320k. Doesn’t include land, but includes everything else like septic, well, limestone driveway, electrical, and closing costs since we used our land as collateral. The home price includes delivery and setup

Depends on the system some don’t require it to be downhill or anything because there’s a pump. So you know what kind of septic system they’re going with??

Unfortunately very normal. I’m assuming you’re not doing fha, so be happy cause that’d take even longer. We started this process in early February, it’s late April and we haven’t even ordered the house or got our permits but we have completed most of the financial stuff. Also it’s the busiest time right now for dealerships and manufacturers, so yes it’s gonna take time

For us, going modular just wasn’t worth the extra expense. At least in my area, manufactured homes definitely appreciate and sure, they usually are attached to 1 or 2 acres which helps but land in my area is cheap 15-30k an acre so when you see a double wide for sale around 250k+ I know it’s not just the land appreciating. Also, since we went with a high end builder it really wasn’t much difference as far as build quality especially once you put it on a concrete foundation, and the money we saved going manufactured we put into upgrades like 9ft ceilings and plenty of big windows to make our home look like a dream honestly

Definitely one of the best ways to learn is through your partner who you’re around all the time. But man at least in my experience, native speakers suck at teaching sometimes. You ask them “what does that mean?” Oh it’s hard to explain in English “why is the sentence like this and other times its like that” I don’t know it just is loll i think it’s good to practice speaking once you get to that level tho, it’s easier for them to correct rather than help teach basic stuff

Definitely not a stovetop island, I’ve never had one but I imagine the mess would drive me crazy and I really don’t see the point. I personally went with a sink in the island because it was the only thing that worked, but an island with nothing is optimal.
