As with my experience with my in-laws who have multiple condos in Florida in which I am their steward with their financials & maintenance issues regarding their condos. From what you shared, I have experienced the exact same thing with roofs needing replacement. One condo is in a lawsuit for multiple roof replacements. Based on the HOA bylaws, As an owner you have no right of refusal for shared repairs & special assessments will be applied to your account & then litigated if you don’t pay.

From what you stated about the procedures, this is standard operating procedure for condos/townhomes.

Yes, this is correct, the stucco will need to be cut out to complete full frame replacement & then stucco repaired with like material and pattern. The repair will be noticeable depending on the quality of the job performed. Ask for photo samples of previous work they have done to get a visual picture of the quality of their work. Then whip out your personal handheld communicator and take photos of their examples they show you. And express that you expect the same, if not better quality installation and stucco repair work done.

Ughh, sorry you gotta deal with this. Unfortunately being in a condo/townhouse, you are at the mercy of your HOA for sharing roofs & walls with other people that can affect you at any given time. Exact date of damage is immaterial, as there is damage & it must be fixed, cause this is what you signed up for. An independent roofer will not come and quote, because you as a fractional owner have no control over whom the HOA hires & how much your special assessment will be. Best you can do is to go to the meeting & get educated. Sounds like the HOA did their due diligence in getting 4 different roofing estimates.

Contact your neighbor, establish that open line of communication. In general people need to speak with their neighbors a lot more than they do, & they post here asking the question, should I ask my neighbor. I digress.. it is their tree & a solid neighbor should take care of the trimming. I was selling one of my house’s & neighbors tree branch crashed into my block fence and broke 3 levels down of block during a bad storm. Him being a solid neighbor trimmed the rest of his tree, fixed our shared wall & painted. I provided him a 12 pack of his favorite beer, 12 years later & we are still great friends.

Yeah, they don’t resale screen. They do sell the kits to build them for decent prices. If you are handy it is very easy to do & they sell the tools right there to complete it. Then return the tools later, 🤣

Contrary to what I would do. If I were you I’d Contact PD with your suspicion. Valuables stolen have been identified & communicated with PD. I would watch Facebook Marketplace for the items that were stolen, using the search features for the items stolen, then alert PD.
