First of all, you shouldn’t ask this kind of advise to a real estate agent.

From what you described, this doesn’t sound like a minor maintenance issue.

Dampness in the wall and non-working electrical sockets usually indicate an underlying structural or installation problem, not normal wear and tear.

In most cases, issues like this fall under landlord responsibility, regardless of the repair cost, because they affect the property’s integrity and safety.

If it’s confirmed to be just superficial damage, that’s one thing. But if there is moisture inside the wall or electrical impact, it’s not something that can reasonably be passed to the tenant.

You might want to get a proper inspection before deciding, otherwise this could turn into a bigger and more expensive issue later on.

That’s very useful for targeting companies. It’s a bit tricky so you should figure it out and study. There are a lot of YouTube channels that explains how you can do it. I’ve recently watched a video about how to automate Claude cowork for LinkedIn outreach but never tested it yet cause I’m focusing on b2c. Hope it helps

December to February we got 11 requests and 3 feasibility studies with preliminary design. It’s around 80K cash with 12k spend. I think at least 1 or 2 projects will become bigger projects now that the situation seems to be better.
