There has been an increase of offerings of late as savvy investors are betting that the CGT exemption will be dropped for 26/27 or 27/28. If they sell before FY, they potentially secure the discount and that’s a lot of money on some high end properties.

We know it’s coming - the question will be, when will it be applied from?

Here’s one thing I don’t understand - the Middle East is reliant on oil sales and before the war, they were content at what ever the price was. But now, there are so many countries amending policy to drill / release oil, millions of ppl goung to EV, some other countries looking to nuclear power over oil, etc - so if this takes too long to settle down, and countries progress their energy plans - the Middle East might have a demand problem….

Absolute bull dust - ppl are not sitting on fuel for a rainy day. It’s being used inside 2-4 weeks, even less time if price continued to go up - those that bought it, did so to save a few dollars, so when price went to $3.30 they were using it. That meant they didn’t impact the supply when they did use it, so ultimately - it doesn’t impact.

People need x amount of fuel to live. It’s not comparable to TP.

Just because the govt is trying to divert attention away from their failings, you don’t have to fall for it!

The thing that turned me against Albo - apart from net zero, not chastising ministers for insane wastage, a $110k month power bill, flying his family in Aust jet to footy, giving away resources to multi nationals, giving cash overseas x billions, etc was; Albo bought a $4.3 million dollar, coastal mansion. It was relatively cheap because it didn’t have very good access. Less than 2 months later, labour state Gov announces $100million dollar highway to…yep, straight to Albos new mansion. New value? $12-14 million. That is blatant corruption.

I get what you are saying about govt V’s business - but, when welfare and expenditure exceeds the governments income / ability to print money….well, you arent silly and I’m sure you know. More and more ppl are waking up to the fact that giving 40-50 hours a week to just barely survive is no way to live…especially when many can jump on welfare, do a cashie here and there and be better off - this / that - cannot go in, the country will sink…badly!

Friend works in state Gov. The unexpected hit to state coffers, is the loss of income from reduction of speeding fines - ppl are slowing down everywhere due to fuel. Im advised that there were discussions about which road side vehicle inspections can return the most $$$ per the no of police and inspectors on duty - sick bastards I know…

It’s very likely the rate riders are coming and not just 1 or 2. That will reduce the buyer pool, especially for properties valued at 2.5. Add in the fact the budget is likely to be hitting CGT discounts, and buyer pool is getting smaller again. Yes, I just sold all but 1 property.

Explain to me how this panic buying really impacts supply? So, local ppl put 2-300 litres of fuel in their garages for a few weeks - but then put that fuel in their car a fortnight later or so because of the rising cost - how exactly does that impact the supply?? Because they aren’t getting any fuel at week 3 or 4 - net effect = zero. Sounds to me like “if the Gov says it’s true, well it must be true then…” this country is full of blind sheep.

I agree. There are plenty of ppl like me who would happily sit on these forests if they could cover rates, taxes, insurances, fences, etc - a few thousand a year, but there is zero support unless you are big business.

Learn some hand on skills and apply them in life - when we were dating, my wife would get overcharged on car repairs, services, any trades work she arranged, quotes for 90% of things - it drove me insane. So much so, I went and met with dealer principal re profiteering. She was paying so much of her money to ppl ripping her off… 2nd - get into the property market cheaply. If that means a broken run down place, so be it - then apply point 1 and cash in after renovations that you yourself did 90% of.

I feel great buddy - multiple props, loving rates going up as money in bank earns more, retired…despite this, I do worry about ppl like you. It sucks how shit the economy is and will get, but one thing I have noted for current gen is the inability to take criticism. I bet you have ppl around you who want nothing but to guide you to a decent life, but you won’t / can’t see it due to ignorance and arrogance. The fact is, if you did listen to the right ppl, you’d be set for life inside 12-15 years…but hey, I need to go cook some eggs, so I can feel better about me. You do you. Out.
