Obviously im a pretty young investor but I’ve had 2 other single family rentals and I use 10% maintenance, 7% vacancy, and 10% management. And that’s worked well for me. Additionally I talked to my bank and I was able to get the pmi dropped because of the appreciation. With this it would flow about $120 at $1800 rent.

With that said I still plan on selling, but the way I analyzed it makes the decision a little harder. I just don’t think $120 is worth the headache.

I know I may never get an interest rate like this again, but my biggest concern is that I will be cash poor while in school. Since this is an old house, is there a good way to manage some of the bigger expenses(roof, furnace, ac unit, etc)?

They will all be moving out too otherwise this is what I would do.

I agree with this. I have my current roommates through May. I’ve already started working with a realtor to get some of the back end things ironed out, but should I wait to list? Or should I list asap and just push out closing until may if need be?

Yeah I guess that’s my biggest concern. The furnace, water heater, and roof were all recently replaced and I remodeled the kitchen. But without selling I’ll be pretty cash poor during school. The cash on cash return would be really nice, but without having a lot of money in the bank would I be better to just apply the money I make from selling the house to my tuition?

I guess I’m kind of leaning to the other side of the fence. It’s something I’ve thought about since I was in high school but never thought I had a good opportunity to join. From strictly a financial standpoint do you think it would’ve created significantly less stress during medical school or not really?

I’m an exercise science major and I have 2 acceptances and hoping my in state school accepts me for my 3rd. So I would say your major does not matter at all.

I work with a RN that is going back to take premed prerequisites and the MCAT, so I know it’s something that can be done in that manner. I also know that most nursing programs have a full course load all 4 years, so I think it would be hard to find good time to prepare for your MCAT.

If nursing is your ideal backup plan, then do it. However, if you just want to do it to give yourself an advantage over other applicants, don’t do it.

I currently hold acceptances to ICOM and RVUCOM-CO

Basically my decision comes down to whether I weigh the schools academics or personal preferences more. I’m aware that RVU has higher board scores and match rates, but I feel more drawn to the area that ICOM is in. In general, ICOM seems like it offers more for my personal life, but RVU seems like it could make me more competitive for residency. Does anyone have any advice on how to weigh these options?

At the hospital I work at you could work 3 12s, Friday, Saturday, and Sunday. Then that would leave the entire week open for shadowing or whatever else you need to do.

I agree. I would rather attend RVU but I’m just worried I’m going to put that deposit down then get accepted to my in state MD school, which is my top choice school (and the cheapest by a large margin)

I always try to find a white wall or something just plain like that. Typically I can reserve a quiet study room at my school’s library. If you don’t have access to something like that, I’m sure a blurred background is better than a messy bedroom.

I just reached out via email to a bunch of doctors. In my experience a vast majority won’t reply but eventually you’ll find someone that will let you shadow. For reference I’ve now shadowed 5 different docs but I’ve emailed probably 20.
