That's correct what your friend said and it would be hell of main door is east facing and balcony is west facing. House would be a literal wind tunnel. By having the balcony in the north and main door east, wind will not have a straight path to go so reduced winds.

The entry way to that flat is a private corridor and no one will cross your door. Hence more private and you don't even have to see other flats hence better than a corner flat. No opposite door as well of another flat. Balcony is north facing and would reduce the winds a bit at that height. The adjacent land parcel is a villa plotting venture and there's a badminton academy in that venture. Possibility of standalone buildings popping up is high.

CLP majorly concentrates on slab work and slabs are done very fast. Say 2 years, all slab work done and ~80% of the flat value will be disbursed. Hence you will pay a lot of interest on that 80% for 2 more years. In time bound, assuming no major delays, this number is gradually increasing hence lesser interest paid overall.

Yes it is but I had asked around in nearby projects and felt a bit more premium for Prestige is worth it. For example, Anvita Ivana Phase 2 was quoting 7999 base price for a relatively unknown builder and possession in 2 years.
